Specific Cancellation policy.
In the event that the booking is cancelled prior to arrival we regret that no deposit can be refunded.
However the deposit/full balance will be held over for a period or 12 months and credited to another booking by the same guests or another party of their choosing.
Once the final balance is received – 4 weeks prior to arrival, the same cancellation conditions as above will apply.
If the period of stay has to be shortened the full rental rates will still apply due to the popular nature of these houses.

Insurance
The Owner is not responsible to you and your party for any and all claims including any accidents related to the use of the property facilities.
It is highly recommended that all guests are covered by comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including local treatment, evacuation and repatriation coverage).		Rates Exclude

Payment Terms
Payment Terms
Upon confirming the reservation a deposit of 50 % of the total figure is required to secure the booking.
The balance of the booking is required 4 weeks prior to arrival.
Payment Options are as follows:
1. By international bank transfer to our nominated Thai bank account.
2. By Credit Card (Please note that in case of CC payment +3% surcharge is applied due to Thai Bank System policy.)
3. Secure on line Paypal payment with credit card (4.0 % merchant fee charge applied)
For Last Minute bookings, full payment in local Thai Baht is required before access to the houses.


Baan Angthong is a large modern villa taking full advantage of its outstanding position on the hillside, providing a maximum of views while brining outdoor and indoor living areas seamlessly together. This spacious four bedroom accommodation has both open and private outdoor areas with stunning views over to Koh Samui's sister island Koh Phangan.

The interior of the villa has a relaxed atmosphere with a minimum amount of solid walls and full height doors adding to the openness. The large open plan living area has three leather sofas, DVD and CD player and 42” plasma TV, dining for up to 8 persons and a fully equipped European standard kitchen.

The master bedroom has an en-suite bathroom with a private side balcony with outdoor bathtub, king size bed and 42” plasma TV. The three further bedrooms are all double bedrooms with their own en-suite bathrooms and 32” LCD TV, two of them with king size beds. All bedrooms have private UBC satellite TV.

Outdoor living on the large terrace with lotus ponds, large infinity edge swimming pool with Jacuzzi, sun loungers and dining table makes Baan Angthong a truly tropical paradise home.
