Cancellation by the property manager It is extremely unlikely this would ever be the case due to the number of properties we own/manage, however, we reserve the right to find you alternative accommodation similar to that booked or refund all monies paid. We can not accept any further liability other than the above, please ensure you have adequate insurance. | Rates Exclude * Breakfast * Airport transfer * Babysitting * Personal Cook/Driver Payment Terms Booking deposit A 15% booking deposit is required on receipt of confirmed availability, this is to be paid within 72 hours to guarantee your reservation, if payment is not received except by prior arrangement the company reserves the right to re-let the dates offered. The number of persons as listed on the booking detail for occupation is final, any extra persons found to be occupying the property will be charged for at a rate of 500 baht a day or asked to leave the premises. Payment Our payment terms are 15% deposit as above, 35% eight weeks prior to arrival with the remaining 50% due on arrival in the currency agreed. Deposit payments can be made by Visa/MasterCard or by Bank Transfer, the remaining payment must be paid in cash. If the client wishes to pay the balance by Credit/MasterCard a 3.5% charge to cover merchant costs will be applied. Security deposit We do not take a security deposit, however we accept accidents happen, it is requested that you replace the damaged item/s like for like or a charge will be made. Any damage must be notified to the owners immediately and rectified prior to departure. Personal Safety The owners can not accept any liability or any claim what so-ever of any nature in or outside of the property arising from any incident. Guests are requested to take care and ensure when out or asleep all windows and doors are securely shut. Anyone caught jumping out of the windows into the pools will be asked to vacate their property immediately. Pets No pets are allowed into the properties, any pets found in the properties the Guest will be charged for a full clean. Smoking Please consider our non smoking guests and smoke outside the property, ash trays are provided. Daily maid service Daily maid service is included in the price except Palm Grove Pool Villas where there is a charge of THB 1000 per time inclusive of a linen change, bookable and to be paid at reception. Daily maid service in all other Villas includes the daily cleaning of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice. Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 baht per towel per day. Damaged or un-cleanable soiled sheets will be charges at THB 2000 per set. Beach towels are not provided these can be purchased locally at very reasonable prices if required. Water & Electricity All prices include water and electricity charges. We have budgeted that a generous allowance, based on average use that a weekly allowance of 2000 baht is ample (400 units). If this amount is exceeded we reserve the right to charge 7 baht per unit exceeding that amount. Please do not use the air conditioning unnecessarily and switch off when going out! Liability The owners or their agents can not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. We strongly recommend our guests to take out insurance to cover this. Force Majeure The owners or their agents can not accept, or be responsible for any liable loss, damage or changes caused by force Majeure for example. strikes, floods, closure of airports, weather conditions or any such event beyond our control. Swimming pool Many properties have a private pool and the Village offers the use of a communal pool. We can not accept any liability for any injury caused as a result of the use of the pools. Please take care and ensure all children are supervised at all times. Problems or complaints All our properties are inspected daily and it is unlikely that you should experience any problems, however, in the event of any such problem please notify the management or staff as soon as possible. We will endeavor to rectify the problem immediately during normal working hours or the next working day. Please note that Thailand is a tropical country and insects and small creature are inevitable and beyond our control. Please ensure on completion of cooking all waste foods are disposed of and work surfaces are cleaned to ensure this is kept to a minimum. Check in / out times. Our check in times are after 1300hrs – check out by 1100hrs please abide by these times to avoid disappointment to following customers as the property needs to be fully cleaned and linen changed. These times must be strictly adhered to unless agreed in writing by prior arrangement. Meter readings will be read and the property checked before departure, please settle your account if any before departing. |
This classic family home is situated just 1km from Jomtien Beach within a gated community. The only difficulty this open plan vacation home presents is deciding which piece of paradise to revel in first. The living room features enough leather seating for everyone to enjoy the home entertainment centre that offers superior audio and visual reproduction.
The free form swimming pool and whirlpool invite daytime enjoyment and relaxation well into the night. With five king size beds there is ample facilities for catching up on the sleep that was missed back home and with full air conditioning that includes much needed afternoon naps.
Every meal is a party when it is prepared in the modern western style kitchen finished with sparkling granite counter tops, tile floors and excellent lighting. Dining is also a delight at the long table with high back leather chairs and designer china, glassware and cutlery. There is also the option of outdoor meals overlooking the pool. Each of the five bedrooms all have LCD flat-screen TVs and DVD players.
This exceptional communal space was made for fun with plenty of extremely comfortable overstuffed furniture clustered around the 50 inch plasma screen television which features satellite programming, a DVD player and high quality surround sound system. The muted tones of the furniture, walls and floors present a sophisticated decor suited to all moods and activities.
The open plan of the lower level places the dining area just off the living room and adjacent to the kitchen for easy serving. The long banquet style table and high backed leather chairs make a celebration out of every meal, especially when set with the chic table settings and surrounded by original Thai objects d’art found around the room.
The ultra modern kitchen is equipped with every modern stainless steel appliance you could want, making meal preparation easy and fun. This includes a good sized refrigerator, a built in cook top and oven with stylish extractor fan over it which removes the heat keeping the house cool.
Four of the bedrooms have King sized beds and ensuite bathrooms as well as individually controlled air conditioning. The mattresses, pillows and linens are all hotel quality and high styled providing a most inviting and luxurious refuge for peaceful sleep. The fifth bedroom is on the ground floor and has direct access to the garden and pool through French doors. All five bedrooms have LCD flat-screen TVs with DVD players.
Five bathrooms all offer the same deluxe degree of decoration with tiled walls and floors, and colour coordinated accessories and fittings. Each has its own hot water heater so a hot shower is available for everyone at any time of the day or night. Plush towels are provided to complete the feeling of opulence and comfort.

In the evenings, the world famous Walking Street and Alangkarn Theatre are both within easy reach as well as the most popular restaurants offering a variety of international and Thai cuisines to please every palate.
