Cancellation by the property manager It is extremely unlikely this would ever be the case due to the number of properties we own/manage, however, we reserve the right to find you alternative accommodation similar to that booked or refund all monies paid. We can not accept any further liability other than the above, please ensure you have adequate insurance. | Rates Exclude * Breakfast * Airport transfer * Babysitting * Personal Cook/Driver Payment Terms Booking deposit A 15% booking deposit is required on receipt of confirmed availability, this is to be paid within 72 hours to guarantee your reservation, if payment is not received except by prior arrangement the company reserves the right to re-let the dates offered. The number of persons as listed on the booking detail for occupation is final, any extra persons found to be occupying the property will be charged for at a rate of 500 baht a day or asked to leave the premises. Payment Our payment terms are 15% deposit as above, 35% eight weeks prior to arrival with the remaining 50% due on arrival in the currency agreed. Deposit payments can be made by Visa/MasterCard or by Bank Transfer, the remaining payment must be paid in cash. If the client wishes to pay the balance by Credit/MasterCard a 3.5% charge to cover merchant costs will be applied. Security deposit We do not take a security deposit, however we accept accidents happen, it is requested that you replace the damaged item/s like for like or a charge will be made. Any damage must be notified to the owners immediately and rectified prior to departure. Personal Safety The owners can not accept any liability or any claim what so-ever of any nature in or outside of the property arising from any incident. Guests are requested to take care and ensure when out or asleep all windows and doors are securely shut. Anyone caught jumping out of the windows into the pools will be asked to vacate their property immediately. Pets No pets are allowed into the properties, any pets found in the properties the Guest will be charged for a full clean. Smoking Please consider our non smoking guests and smoke outside the property, ash trays are provided. Daily maid service Daily maid service is included in the price except Palm Grove Pool Villas where there is a charge of THB 1000 per time inclusive of a linen change, bookable and to be paid at reception. Daily maid service in all other Villas includes the daily cleaning of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice. Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 baht per towel per day. Damaged or un-cleanable soiled sheets will be charges at THB 2000 per set. Beach towels are not provided these can be purchased locally at very reasonable prices if required. Water & Electricity All prices include water and electricity charges. We have budgeted that a generous allowance, based on average use that a weekly allowance of 2000 baht is ample (400 units). If this amount is exceeded we reserve the right to charge 7 baht per unit exceeding that amount. Please do not use the air conditioning unnecessarily and switch off when going out! Liability The owners or their agents can not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. We strongly recommend our guests to take out insurance to cover this. Force Majeure The owners or their agents can not accept, or be responsible for any liable loss, damage or changes caused by force Majeure for example. strikes, floods, closure of airports, weather conditions or any such event beyond our control. Swimming pool Many properties have a private pool and the Village offers the use of a communal pool. We can not accept any liability for any injury caused as a result of the use of the pools. Please take care and ensure all children are supervised at all times. Problems or complaints All our properties are inspected daily and it is unlikely that you should experience any problems, however, in the event of any such problem please notify the management or staff as soon as possible. We will endeavor to rectify the problem immediately during normal working hours or the next working day. Please note that Thailand is a tropical country and insects and small creature are inevitable and beyond our control. Please ensure on completion of cooking all waste foods are disposed of and work surfaces are cleaned to ensure this is kept to a minimum. Check in / out times. Our check in times are after 1300hrs – check out by 1100hrs please abide by these times to avoid disappointment to following customers as the property needs to be fully cleaned and linen changed. These times must be strictly adhered to unless agreed in writing by prior arrangement. Meter readings will be read and the property checked before departure, please settle your account if any before departing. |
The artistic use of colour and natural materials makes this holiday home more than just a place to stay. With much of the furniture constructed of rare teak wood from Northern Thailand, every room has great visual appeal. The spacious double living room has two sitting areas - one with woven water hyacinth sofas and chairs with deep cushions and glass top tables.
This area is beautifully matched to the banquet style teak dining table and high backed chairs providing the perfect setting for elegant meals. The rear garden is adorned with a well maintained display of exotic tropical plants which surround the pool in both shaded and open seating areas. Daily maid service and optional cook makes a vacation in this home like staying in your own private resort hotel but with more privacy and space.
Two adjoining sitting areas provide a choice of seating, ambiance and activity with one grouping of three sofas surrounding a 49 inch LCD HDTV with surround sound and both cable and satellite connections. The other is perfect for friendly conversations over cocktails and both are kept comfortable by recessed ceiling air conditioning units.
The very long teak dining room table is so beautiful that you will never want to cover it with a tablecloth. The ten high back woven water hyacinth chairs add to the feel of elegance that will make every meal a banquet using decorator dishes, glassware and cutlery.
The very stylish kitchen incorporates form and function by providing an efficient work area in the midst of a creative design. The white composite counters contrast wonderfully with the dark wooden cabinetry which holds every utensil you need for cooking a perfect meal. All of the appliances are stainless steel including refrigerator freezer, built in hob and oven with exhaust hood over it as well as a microwave and dishwasher.
All five bedrooms have either king or queen size beds and extraordinarily beautiful wood wardrobes, night tables and dressers. The excellent use of colour and Thai artwork gives each ensuite bedroom a five star presentation. They all have high quality bedding, pillows and linens as well as their own individually controlled air conditioners.
All of the five ensuite bathrooms are finished with fashionable ceramic tile floors and walls for a look of class further enhanced by the high style wash basins and toilets. The glass shower stall and extra large shower head provide a luxurious addition to the full vacation villa experience.

With just a quick five minute drive to Jomtien beach, staying at Baan Kinaree means that all of your time here will be spent having fun. When you want to enjoy a day time excursion to the famous attractions of Pattaya and environs, almost everything is within a fifteen minute drive. This includes Silverlake Vineyards, Underwater World, the Floating Market and the Big Buddha.
As evening comes, there are many restaurants nearby offering a variety of international and Thai menus, and the world famous Pattaya Walking Street and Alangkarn Theatre are both close enough to make repeated visits likely during your stay.
