Cancellation by the property manager It is extremely unlikely this would ever be the case due to the number of properties we own/manage, however, we reserve the right to find you alternative accommodation similar to that booked or refund all monies paid. We can not accept any further liability other than the above, please ensure you have adequate insurance. | Rates Exclude * Breakfast * Airport transfer * Babysitting * Personal Cook/Driver Payment Terms Booking deposit A 15% booking deposit is required on receipt of confirmed availability, this is to be paid within 72 hours to guarantee your reservation, if payment is not received except by prior arrangement the company reserves the right to re-let the dates offered. The number of persons as listed on the booking detail for occupation is final, any extra persons found to be occupying the property will be charged for at a rate of 500 baht a day or asked to leave the premises. Payment Our payment terms are 15% deposit as above, 35% eight weeks prior to arrival with the remaining 50% due on arrival in the currency agreed. Deposit payments can be made by Visa/MasterCard or by Bank Transfer, the remaining payment must be paid in cash. If the client wishes to pay the balance by Credit/MasterCard a 3.5% charge to cover merchant costs will be applied. Security deposit We do not take a security deposit, however we accept accidents happen, it is requested that you replace the damaged item/s like for like or a charge will be made. Any damage must be notified to the owners immediately and rectified prior to departure. Personal Safety The owners can not accept any liability or any claim what so-ever of any nature in or outside of the property arising from any incident. Guests are requested to take care and ensure when out or asleep all windows and doors are securely shut. Anyone caught jumping out of the windows into the pools will be asked to vacate their property immediately. Pets No pets are allowed into the properties, any pets found in the properties the Guest will be charged for a full clean. Smoking Please consider our non smoking guests and smoke outside the property, ash trays are provided. Daily maid service Daily maid service is included in the price except Palm Grove Pool Villas where there is a charge of THB 1000 per time inclusive of a linen change, bookable and to be paid at reception. Daily maid service in all other Villas includes the daily cleaning of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice. Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 baht per towel per day. Damaged or un-cleanable soiled sheets will be charges at THB 2000 per set. Beach towels are not provided these can be purchased locally at very reasonable prices if required. Water & Electricity All prices include water and electricity charges. We have budgeted that a generous allowance, based on average use that a weekly allowance of 2000 baht is ample (400 units). If this amount is exceeded we reserve the right to charge 7 baht per unit exceeding that amount. Please do not use the air conditioning unnecessarily and switch off when going out! Liability The owners or their agents can not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. We strongly recommend our guests to take out insurance to cover this. Force Majeure The owners or their agents can not accept, or be responsible for any liable loss, damage or changes caused by force Majeure for example. strikes, floods, closure of airports, weather conditions or any such event beyond our control. Swimming pool Many properties have a private pool and the Village offers the use of a communal pool. We can not accept any liability for any injury caused as a result of the use of the pools. Please take care and ensure all children are supervised at all times. Problems or complaints All our properties are inspected daily and it is unlikely that you should experience any problems, however, in the event of any such problem please notify the management or staff as soon as possible. We will endeavor to rectify the problem immediately during normal working hours or the next working day. Please note that Thailand is a tropical country and insects and small creature are inevitable and beyond our control. Please ensure on completion of cooking all waste foods are disposed of and work surfaces are cleaned to ensure this is kept to a minimum. Check in / out times. Our check in times are after 1300hrs – check out by 1100hrs please abide by these times to avoid disappointment to following customers as the property needs to be fully cleaned and linen changed. These times must be strictly adhered to unless agreed in writing by prior arrangement. Meter readings will be read and the property checked before departure, please settle your account if any before departing. |
The seclusion that Baan Lotus provides is one of its main features, tucked away within a high perimeter wall that is perfect for couples, families, singles or groups travelling together. The garden combines many elements such as an oversized private swimming pool with adjoining Jacuzzi and pool shower. The garden is tailor-made for hosting a BBQ or simply enjoying a spot of outdoor dining within the shaded areas poolside.
Entering Baan Lotus for the first time through the tall French doors, you will immediately be impressed by the overall flavor of this classy Pattaya villa rental. Baan Lotus has a spacious living area which is open plan and very airy. The interior décor enjoys vibrant and exuberant colours such as the red settee that give the room real character and a homely feel.
Baan Lotus is set over one level, where you will find an open plan living area with dining room and western styled kitchen. There are three bedrooms and three bathrooms. There is also WI-Fi internet access throughout Baan Lotus, which is ideal when sat lounging poolside while checking your emails.
The modern open plan living space is very stylish, mixing light tones and a modern décor. The comfortable and spacious settee is big enough for 8 people, which is the perfect place to relax and take advantage of entertainment features that include a large HDTV with international channels, and also a DVD player.
The spacious kitchen is built to European standards and comes equipped with a microwave, oven, stovetops, refrigerator, toaster and tea and coffee making facilities. There is a nice selection of units and work surfaces that provide you with lots of space and storage options. There is also a breakfast bar in one corner, perfect for informal dining.
There are three bedrooms within Baan Lotus, all of which are tastefully decorated. The Master Bedroom has air-conditioning, a king size bed, an ensuite bathroom and large sliding wardrobes offering lots of storage. The second bedroom also has a king size bed, air-conditioning, elegant paneled wardrobes and an ensuite bathroom. The third bedroom has two single beds and air-conditioning, ideally suited for a family with kids. This bedroom shares an ensuite bathroom, which can also be accessed from the main living area.
There are three bathrooms within Baan Lotus, two of which are ensuite bathrooms, with the third being shared by the third bedroom and also accessed from the main living room. The Master Bathroom features a Romanesque bathtub, shower, wash basin and toilet. The other two bedrooms have wash basins, showers and toilets.

Because of the location of Baan Lotus, you get the opportunity to easily visit nearby Pattaya attractions such as Pattaya Floating Market, Alangkarn Theater and Pattaya Underwater World, which are all under a 10-minute drive from Baan Lotus.
It only takes a five-minute drive to shopping centers such as Tesco Lotus and Big C.
