Cancellation by the property manager It is extremely unlikely this would ever be the case due to the number of properties we own/manage, however, we reserve the right to find you alternative accommodation similar to that booked or refund all monies paid. We can not accept any further liability other than the above, please ensure you have adequate insurance. | Rates Exclude * Breakfast * Airport transfer * Babysitting * Personal Cook/Driver Payment Terms Booking deposit A 15% booking deposit is required on receipt of confirmed availability, this is to be paid within 72 hours to guarantee your reservation, if payment is not received except by prior arrangement the company reserves the right to re-let the dates offered. The number of persons as listed on the booking detail for occupation is final, any extra persons found to be occupying the property will be charged for at a rate of 500 baht a day or asked to leave the premises. Payment Our payment terms are 15% deposit as above, 35% eight weeks prior to arrival with the remaining 50% due on arrival in the currency agreed. Deposit payments can be made by Visa/MasterCard or by Bank Transfer, the remaining payment must be paid in cash. If the client wishes to pay the balance by Credit/MasterCard a 3.5% charge to cover merchant costs will be applied. Security deposit We do not take a security deposit, however we accept accidents happen, it is requested that you replace the damaged item/s like for like or a charge will be made. Any damage must be notified to the owners immediately and rectified prior to departure. Personal Safety The owners can not accept any liability or any claim what so-ever of any nature in or outside of the property arising from any incident. Guests are requested to take care and ensure when out or asleep all windows and doors are securely shut. Anyone caught jumping out of the windows into the pools will be asked to vacate their property immediately. Pets No pets are allowed into the properties, any pets found in the properties the Guest will be charged for a full clean. Smoking Please consider our non smoking guests and smoke outside the property, ash trays are provided. Daily maid service Daily maid service is included in the price except Palm Grove Pool Villas where there is a charge of THB 1000 per time inclusive of a linen change, bookable and to be paid at reception. Daily maid service in all other Villas includes the daily cleaning of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice. Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 baht per towel per day. Damaged or un-cleanable soiled sheets will be charges at THB 2000 per set. Beach towels are not provided these can be purchased locally at very reasonable prices if required. Water & Electricity All prices include water and electricity charges. We have budgeted that a generous allowance, based on average use that a weekly allowance of 2000 baht is ample (400 units). If this amount is exceeded we reserve the right to charge 7 baht per unit exceeding that amount. Please do not use the air conditioning unnecessarily and switch off when going out! Liability The owners or their agents can not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. We strongly recommend our guests to take out insurance to cover this. Force Majeure The owners or their agents can not accept, or be responsible for any liable loss, damage or changes caused by force Majeure for example. strikes, floods, closure of airports, weather conditions or any such event beyond our control. Swimming pool Many properties have a private pool and the Village offers the use of a communal pool. We can not accept any liability for any injury caused as a result of the use of the pools. Please take care and ensure all children are supervised at all times. Problems or complaints All our properties are inspected daily and it is unlikely that you should experience any problems, however, in the event of any such problem please notify the management or staff as soon as possible. We will endeavor to rectify the problem immediately during normal working hours or the next working day. Please note that Thailand is a tropical country and insects and small creature are inevitable and beyond our control. Please ensure on completion of cooking all waste foods are disposed of and work surfaces are cleaned to ensure this is kept to a minimum. Check in / out times. Our check in times are after 1300hrs – check out by 1100hrs please abide by these times to avoid disappointment to following customers as the property needs to be fully cleaned and linen changed. These times must be strictly adhered to unless agreed in writing by prior arrangement. Meter readings will be read and the property checked before departure, please settle your account if any before departing. |
The first thing you will notice when visiting Baan Orchid is that the garden is very shaded, due to the selection of trees and the tall perimeter wall, which also provides you with seclusion and security. Here you will also find a private swimming pool with an integral Jacuzzi that also adjoins an area with sun loungers.
The garden is also home to an outdoor dining area, which is the ideal foil for your al fresco dining pleasures. From the garden, you can easily access the main living areas through twin French doors where you will find an inviting lounge, dining room and a fully equipped kitchen. The lounge is uniquely decorated with rich colours that gives Baan Orchid an African feel, especially with its zebra skin coloured cushions and dark brown settee.

The African inspired interior of the lounge is very colourful and also homely with a warm environment. The lounge offers easy access and views out to the private swimming pool and garden. Entertainment facilities in the lounge include a flat-screen TV with international channels and also a DVD player.
As part of the open plan living space, you will find a dining area conveniently situated between the kitchen and lounge. Here you will find a wooden dining table with seating for six persons.
This quaint western standard kitchen comes equipped with a host of wooden units and black granite work surfaces. The choice of modern appliances includes a washing machine, an oven, stovetops, microwave, toaster and tea and coffee making facilities. There is also a small glass table with four seats positioned in the kitchen for informal dining.
Baan Orchid has three bedrooms, two of which have ensuite bathrooms, king-size beds and air-conditioning. These two bedrooms are spacious, cool and tastefully designed with your comfort in mind. The third bedroom is home to two single beds and air-conditioning, which is great if you are a family with kids. The third bedroom shares a bathroom with the main living area.
There are three bathrooms in Baan Orchid, two of which are ensuite, with the Master Bedroom’s bathroom owning a large bathtub, shower, wash basin and toilet. The second ensuite bathroom has a shower, wash basin and toilet. The third bathroom is shared by the third bedroom and the living area and comes equipped with a toilet, wash basin and shower.

Holiday villas are all about location, and Bann Orchid is within an ideal spot that allows you to have lots of privacy and still be within a 10-minute drive of all the things that matter when visiting Thailand. It takes a 10-minute drive (depending on the traffic) to visit Jomtien Beach and less than a 10-minute drive from tourist attractions such as Pattaya Underwater World and Pattaya Floating Market.
Just over a 5-minute drive and you can visit a host of shopping centers and supermarkets such as Tesco Lotus, Big C and Mackro. If you want to visit Pattaya Beach or Pattaya Walking Street, the distance is approximately 5km from Baan Orchid, which is easily traversed in a car. The peaceful location of Baan Orchid at Nong Prue is perfect for families, children and friends travelling together.
You can have that peaceful getaway within a short drive to all the Pattaya attractions and beaches you desire.
