Our refund policy is as follows: 15% deposit No Refund 56 to 62 days 75% of monies paid excepting deposit 42 to 55 days 50% of monies paid excepting deposit 35 to 41 days 25% of monies paid excepting deposit 28 to 34 days 10% of monies paid excepting deposit 27 days or less no refund can be applied. Again please ensure you have adequate travel insurance cover. Cancellation by the property manager It is extremely unlikely this would ever be the case due to the number of properties we own/manage, however, we reserve the right to find you alternative accommodation similar to that booked or refund all monies paid. The number of persons as listed on the booking detail for occupation is final, any extra persons found to be occupying the property will be charged for at a rate of 500 baht a day or asked to leave the premises. Payment Our payment terms are 15% deposit as above, 35% eight weeks prior to arrival with the remaining 50% due on arrival in the currency agreed. Deposit payments can be made by Visa/MasterCard or by Bank Transfer, the remaining payment must be paid in cash. If the client wishes to pay the balance by Credit/MasterCard a 3.5% charge to cover merchant costs will be applied. Security deposit We do not take a security deposit, however we accept accidents happen, it is requested that you replace the damaged item/s like for like or a charge will be made. Any damage must be notified to the owners immediately and rectified prior to departure. Personal Safety The owners can not accept any liability or any claim what so-ever of any nature in or outside of the property arising from any incident. Guests are requested to take care and ensure when out or asleep all windows and doors are securely shut. Anyone caught jumping out of the windows into the pools will be asked to vacate their property immediately. Pets No pets are allowed into the properties, any pets found in the properties the Guest will be charged for a full clean. Smoking Please consider our non smoking guests and smoke outside the property, ash trays are provided. If this service is required an offer to the maids of a nominal contribution will usually suffice. Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 baht per towel per day. Damaged or un-cleanable soiled sheets will be charges at THB 2000 per set. Beach towels are not provided these can be purchased locally at very reasonable prices if required. Water & Electricity All prices include water and electricity charges. We have budgeted that a generous allowance, based on average use that a weekly allowance of 2000 baht is ample (400 units). If this amount is exceeded we reserve the right to charge 7 baht per unit exceeding that amount. Please do not use the air conditioning unnecessarily and switch off when going out! Liability The owners or their agents can not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. We strongly recommend our guests to take out insurance to cover this. Our check in times are after 1300hrs – check out by 1100hrs please abide by these times to avoid disappointment to following customers as the property needs to be fully cleaned and linen changed. These times must be strictly adhered to unless agreed in writing by prior arrangement. Meter readings will be read and the property checked before departure, please settle your account if any before departing.

Exceptional hand hewn cabinetry and granite work surfaces are the first things you will notice when you decide to cook a gourmet meal here. There are three bedrooms all of which have wooden floors as well as generous furnishings and attractive window coverings. The master and second bedrooms have king size beds while the third has two twin beds, all with fluffy pillows and quality linens. Each has its own bathroom so the luxurious ambiance extends into all three private suites.

The three bathrooms are en suite and are fitted to the highest international standards. The master bath features a bathtub plus separate shower, toilet and sink while the others have a luxurious stall shower, toilet and sink. All are decorated beautifully reminding you of the sumptuousness of this holiday home.

Even though it resides amidst the charming Thai countryside, Baan Sabai is situated only fifteen minutes from the centre of Pattaya and only a five minute drive to the beach. This makes spending the day on the white sands of Jomtien a relaxing experience with only a quick drive home to get ready for a night on the town.

There are restaurants with many varied cuisines near at hand as well as the famous Walking Street where a fantastic selection of party atmosphere and live music can be enjoyed late into the early hours of the morning.
