Cancellation Policy Cancellation by the guest It is understood that cancellations due to unforeseen circumstances occur from time to time. Our refund policy is as follows: 15% deposit No Refund 56 to 62 days 75% of monies paid excepting deposit 42 to 55 days 50% of monies paid excepting deposit 35 to 41 days 25% of monies paid excepting deposit 28 to 34 days 10% of monies paid excepting deposit 27 days or less no refund can be applied. Again please ensure you have adequate travel insurance cover. Cancellation by the property manager It is extremely unlikely this would ever be the case due to the number of properties we own/manage, however, we reserve the right to find you alternative accommodation similar to that booked or refund all monies paid. The number of persons as listed on the booking detail for occupation is final, any extra persons found to be occupying the property will be charged for at a rate of 500 baht a day or asked to leave the premises. Payment Our payment terms are 15% deposit as above, 35% eight weeks prior to arrival with the remaining 50% due on arrival in the currency agreed. Deposit payments can be made by Visa/MasterCard or by Bank Transfer, the remaining payment must be paid in cash. If the client wishes to pay the balance by Credit/MasterCard a 3.5% charge to cover merchant costs will be applied. Security deposit We do not take a security deposit, however we accept accidents happen, it is requested that you replace the damaged item/s like for like or a charge will be made. Any damage must be notified to the owners immediately and rectified prior to departure. Personal Safety The owners can not accept any liability or any claim what so-ever of any nature in or outside of the property arising from any incident. Guests are requested to take care and ensure when out or asleep all windows and doors are securely shut. Anyone caught jumping out of the windows into the pools will be asked to vacate their property immediately. Pets No pets are allowed into the properties, any pets found in the properties the Guest will be charged for a full clean. Smoking Please consider our non smoking guests and smoke outside the property, ash trays are provided. Daily maid service in all other Villas includes the daily cleaning of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice. Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 baht per towel per day. Damaged or un-cleanable soiled sheets will be charges at THB 2000 per set. Beach towels are not provided these can be purchased locally at very reasonable prices if required. Water & Electricity All prices include water and electricity charges. We have budgeted that a generous allowance, based on average use that a weekly allowance of 2000 baht is ample (400 units). If this amount is exceeded we reserve the right to charge 7 baht per unit exceeding that amount. Please do not use the air conditioning unnecessarily and switch off when going out! Liability The owners or their agents can not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. We strongly recommend our guests to take out insurance to cover this. Our check in times are after 1300hrs – check out by 1100hrs please abide by these times to avoid disappointment to following customers as the property needs to be fully cleaned and linen changed. These times must be strictly adhered to unless agreed in writing by prior arrangement. Meter readings will be read and the property checked before departure, please settle your account if any before departing.

This is simply a great holiday rental home just 1km from Jomtien Beach and its abundance of international restaurants and entertainment areas. This is a stunning five-bedroom house with a private swimming pool and spacious living areas. Comfortably sleeping 12 persons, this is the perfect rental home for families or a group of friends holidaying together.

When first visiting this house, you will notice a large carport area and a private swimming pool with an integral children’s pool. If you enjoy privacy and lots of space to relax and unwind, Baan Tantawan is perfect for you. With an open-plan lounge and a homely atmosphere, you can relax in luxury and privacy until your heart’s content. Baan Tantawan is situated on a private gated estate with 24-hour security.

The spacious open-plan living area provides a warm and luxurious environment ideally suited towards holidaymakers. Features such as the brown leather settee ensure you can relax in untold luxury. There is a good choice of entertainment options such as a large TV with a choice of international cable and satellite channels and a surround sound music system.

The kitchen is built to high European standards with granite work surfaces and fittings with an oak finish. There is also a breakfast bar, which would suit a spot of informal dining. This kitchen is set up for those who enjoy self-catering, with modern appliances such as a refrigerator, freezer, tea and coffee making facilities, stovetop, oven, toaster, microwave and a rice cooker.

The property has five bedrooms, which all have ensuite bathrooms and air-conditioning. All the bedrooms have either queen or king size beds, although one of the bedrooms also has a separate double bed, which ensures the property can sleep 12 persons. This room is ideal for those with children.

There are six bathrooms in the property, five of which are ensuite bathrooms, all owning wash basins, toilets and showers. The sixth bathroom is geared towards guests.

This is one of the best locations in Jomtien, situated in a peaceful corner of a gated community with 24-hour security. Just 1km from Jomtien Beach and slightly further from a wide selection of international and Thai restaurants and an understated nightlife scene, you will be hard pressed to find a better location for your holiday accommodation.

Other notable tourist attractions under a ten-minute drive include the Alangkarn Theater, Underwater World and Pattaya Floating Market. Within a 10-15 minute drive, you will reach downtown Pattaya, Walking Street and Pattaya Beach. If you need to buy some essentials, the nearest convenience store is just 500 meters away, or alternatively, you can take a five-minute drive and visit the supermarkets at Tesco Lotus and Big C.
