Cancellation Policy
Cancellation by the guest.
It is understood that cancellations due to unforeseen circumstances occur from time to time. Please ensure you have adequate insurance cover for this eventuality.

Our refund policy is as follows:
15% deposit No Refund
56 to 62 days 75% of monies paid excepting deposit
42 to 55 days 50% of monies paid excepting deposit
35 to 41 days 25% of monies paid excepting deposit
28 to 34 days 10% of monies paid excepting deposit
27 days or less no refund can be applied.

Again please ensure you have adequate travel insurance cover.

Cancellation by the property manager
It is extremely unlikely this would ever be the case due to the number of properties we own/manage, however, we reserve the right to find you alternative accommodation similar to that booked or refund all monies paid. We can not accept any further liability other than the above, please ensure you have adequate insurance.		Rates Exclude

Payment Terms
Booking deposit
A 15% booking deposit is required on receipt of confirmed availability, this is to be paid within 72 hours to guarantee your reservation, if payment is not received except by prior arrangement the company reserves the right to re-let the dates offered.

The number of persons as listed on the booking detail for occupation is final, any extra persons found to be occupying the property will be charged for at a rate of 500 baht a day or asked to leave the premises.

Payment
Our payment terms are 15% deposit as above, 35% eight weeks prior to arrival with the remaining 50% due on arrival in the currency agreed. Deposit payments can be made by Visa/MasterCard or by Bank Transfer, the remaining payment must be paid in cash. If the client wishes to pay the balance by Credit/MasterCard a 3.5% charge to cover merchant costs will be applied.

Security deposit
We do not take a security deposit, however we accept accidents happen, it is requested that you replace the damaged item/s like for like or a charge will be made. Any damage must be notified to the owners immediately and rectified prior to departure.

Personal Safety
The owners can not accept any liability or any claim what so-ever of any nature in or outside of the property arising from any incident. Guests are requested to take care and ensure when out or asleep all windows and doors are securely shut. Anyone caught jumping out of the windows into the pools will be asked to vacate their property immediately.

Pets
No pets are allowed into the properties, any pets found in the properties the Guest will be charged for a full clean.

Smoking
Please consider our non smoking guests and smoke outside the property, ash trays are provided.

Daily maid service
Daily maid service is included in the price except Palm Grove Pool Villas where there is a charge of THB 1000 per time inclusive of a linen change, bookable and to be paid at reception. Daily maid service in all other Villas includes the daily cleaning of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice. Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 baht per towel per day. Damaged or un-cleanable soiled sheets will be charges at THB 2000 per set. Beach towels are not provided these can be purchased locally at very reasonable prices if required.

Water & Electricity
All prices include water and electricity charges. We have budgeted that a generous allowance, based on average use that a weekly allowance of 2000 baht is ample (400 units). If this amount is exceeded we reserve the right to charge 7 baht per unit exceeding that amount. Please do not use the air conditioning unnecessarily and switch off when going out!

Liability
The owners or their agents can not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. We strongly recommend our guests to take out insurance to cover this.

Force Majeure
The owners or their agents can not accept, or be responsible for any liable loss, damage or changes caused by force Majeure for example. strikes, floods, closure of airports, weather conditions or any such event beyond our control.

Swimming pool
Many properties have a private pool and the Village offers the use of a communal pool. We can not accept any liability for any injury caused as a result of the use of the pools. Please take care and ensure all children are supervised at all times.

Problems or complaints
All our properties are inspected daily and it is unlikely that you should experience any problems, however, in the event of any such problem please notify the management or staff as soon as possible. We will endeavor to rectify the problem immediately during normal working hours or the next working day. Please note that Thailand is a tropical country and insects and small creature are inevitable and beyond our control. Please ensure on completion of cooking all waste foods are disposed of and work surfaces are cleaned to ensure this is kept to a minimum.

Check in / out times.
Our check in times are after 1300hrs – check out by 1100hrs please abide by these times to avoid disappointment to following customers as the property needs to be fully cleaned and linen changed. These times must be strictly adhered to unless agreed in writing by prior arrangement. Meter readings will be read and the property checked before departure, please settle your account if any before departing.


The entrance to this majestic Villa takes you on a winding path from the road to the first floor which has an L-shaped crystal clear pool with deck chairs. The large wooden patio doors from the pool open into the spacious living room which has a wooden floor, leather furnishing and woodcarvings against the wall.

Elevated just above the living room is the dining room in an open plan layout. The elevated dining room seats 8 guests with its own terrace and views of Patong Bay with stairs leading you back down to the pool from the terrace. The bedrooms in this Villa are all ensuite with 2 of the bedrooms having a private terrace and seating with an ocean view for those lazy days on a tropical island.

The kitchen was masterfully crafted with granite work areas and all the modern conveniences you would expect for the most popular Villa in the area. With a fulltime resident maid and a Villa manager to do all your bookings, included – what more could you ask for?

The living room in the Villa is open plan with two large patio doors with the one set of doors leading to the elevated pool which makes for an excellent pool party with Patong as a backdrop. The furnishings are covered in plush white leather on wooden floors and the walls are face brick which give the living room its fell of class. With entertainment equipment such as a DVD player, surround sound system and a large flat screen television this is the Villa for you.

The dining room is elevated above the living room on the side with views across Patong Bay. With seating for 8 guests and large French doors leading out to a private terrace with a view of the pool and surrounds. The room is tastefully contemporary and open plan in design and furnishing.

The kitchen has a horse shape shoe design with beautiful built-in cupboards and granite work tops. It is open plan and Western in design and has all the appliances you need for your holiday such as an under-counter oven, rice cooker, toaster, 4 plate hob and tea and coffee machine.

There are 5 bedrooms in the Villa all ensuite with television, DVD player and air-conditioning. The décor is tasteful with wooden floors and ceiling fans in them. Two of the bedrooms have a terrace with a view of Patong Bay with chairs and tables on the terrace for a romantic evening.

The bathrooms are all ensuite in this Villa with granite and marble used as décor. They have showers, toilet and washbasins.

The Villa comes with your own resident maid who will take care of all your daily needs. Your private Villa manager speaks perfect English and will handle your personal needs such as restaurant bookings, tours and recommendations.
