Rates Include
* Rates shown are for reduced occupancy of two(2) bedrooms; for full villa rate please review the season schedule
* Minimum stay of 3 nights (7 to 10 nights over Christmas and New Year, 5 nights for Chinese New Year, 7nights for Easter)
* Rates shown are for a maximum of seven (7) Guests (including children) or four (4) with reduced occupancy.
* Baby cot provided free of charge

Cancellation Policy
The following cancellation charges will be applicable depending on when the notification of the cancellation is received in writing:

30 days or more before arrival date:
* Deposit forfeited - but credited for 9 month from the date of the cancellation confirmation by the management company. The credit can be used by the client or anyone on their behalf for a reservation for the same villa and during any period.

Within 30 days of arrival date:
* All rental payments are forfeited.
* The above cancellation charges also apply if the management company cancels the booking due to non-payment of the balance. If the dates of the booking require to be changed or amended, this may be treated as a cancellation of the original booking and cancellation charges may apply.
* Any change to the original reservation is subject to the approval of the management company.
* Early departure penalty will be subject to negotiation with the management company.

Shall the party wish to change villa on arrival, a minimum 3 days notice is required or will be charged as a cancellation fee. Any differences in published rates between the villas are also applicable and will be charged to the Guests. Shall the alternative villa be cheaper, no refund will be made.

* Airport transfer: USD 45 (plus tax) per trip for a maximum of 7 passengers in private mini bus or luxury car

Payment Terms
Deposit Payment
* To guarantee this booking in the first instance, you will be required to pay a deposit equivalent to 30% of the total rental due or 50% for Christmas and New Year period.

Balance payment
* Full balance is due at least 30 days prior to arrival

Last minute reservation
* In case of reservation within 30 days of arrival, full payment may be requested at once before the arrival date

Kindly inform upon confirmation of your reservation, which form of payment would be preferred.
* Payments may be made by Telegraphic Transfer to our company bank account or through an online payment gateway with your credit card (visa or master card).
* If payment by credit card is preferred this will incur a 3% admin fee.


This elegant 3.5-bedroom home is located on a peaceful estate right next to Phuket's pristine Bang Tao beach –– just north of the Laguna complex, close the acclaimed Banyan Tree Resort and a 5 Iron from the first class Laguna Phuket Golf Club.

Maan Tawan Villa 10 is a modern, spacious home that offers an ideal beach side escape for a family or group of friends. Entering the landscaped gardens, the centre piece of the property is a 15-metre swimming pool and relaxation sala that combine to provide a serene environment in which to relax, catch the sun and later enjoy a sunset cocktail.

The entire lower floor is designed to blend indoor and outdoor living. Large sliding doors opening out onto the pool decks to create an expansive living area that allows for an abundance of natural light, whilst cool tropical breezes flow from the sea through the house.

The decks lead through an impressive wooden door into a modern, stylish kitchen, dining room and family room. The kitchen is built to western standards and fully equipped to cater for anything from a small meal to a decent sized dinner party. Meanwhile, the spacious dining room features a large glass dining table with designer chairs and settings for up to 10 people.

Adjacent to the dining room and pool decks is a guest bedroom with en-suite bathroom, currently utilized as a home office with printer and fax facilities onsite.

Moving upstairs via the solid wooden staircase, the upper level of the house features 3 large bedrooms all with en-suite facilities. The master bedroom has high windows to catch the gentle summer breezes and features a special spa/bathroom with walk-in wardrobes, a large bathtub and rainfall shower.

The guest bedroom has twin beds and faces out over the communal swimming pool and gardens, taking full advantage of the morning sun. A sizable private balcony adds to the charm of this large, airy room, which also boasts built-in wardrobes and a bathtub en-suite

Finally, the VIP guest room has large verandahs on three sides. This spacious, pleasant room also faces the sea and comes with a king sized bed and flat screen LCD TV.

The location of Maan Tawan Villas is one of the best the island has to offer with an array of activities, restaurants, bars close by and sitting just a few steps from a beautiful 7km long stretch of white sand that is one of the best kept and under utilized beaches on Phuket's west coast.
