Again please ensure you have adequate travel insurance cover. Cancellation by the property manager It is extremely unlikely this would ever be the case due to the number of properties we own/manage, however, we reserve the right to find you alternative accommodation similar to that booked or refund all monies paid. We can not accept any further liability other than the above, please ensure you have adequate insurance. | Rates Exclude * Breakfast * Airport transfer * Babysitting * Personal Cook/Driver Payment Terms Booking deposit A 15% booking deposit is required on receipt of confirmed availability, this is to be paid within 72 hours to guarantee your reservation, if payment is not received except by prior arrangement the company reserves the right to re-let the dates offered. The number of persons as listed on the booking detail for occupation is final, any extra persons found to be occupying the property will be charged for at a rate of 500 baht a day or asked to leave the premises. Payment Our payment terms are 15% deposit as above, 35% eight weeks prior to arrival with the remaining 50% due on arrival in the currency agreed. Deposit payments can be made by Visa/MasterCard or by Bank Transfer, the remaining payment must be paid in cash. If the client wishes to pay the balance by Credit/MasterCard a 3.5% charge to cover merchant costs will be applied. Security deposit We do not take a security deposit, however we accept accidents happen, it is requested that you replace the damaged item/s like for like or a charge will be made. Any damage must be notified to the owners immediately and rectified prior to departure. Personal Safety The owners can not accept any liability or any claim what so-ever of any nature in or outside of the property arising from any incident. Guests are requested to take care and ensure when out or asleep all windows and doors are securely shut. Anyone caught jumping out of the windows into the pools will be asked to vacate their property immediately. Pets No pets are allowed into the properties, any pets found in the properties the Guest will be charged for a full clean. Smoking Please consider our non smoking guests and smoke outside the property, ash trays are provided. Daily maid service Daily maid service is included in the price except Palm Grove Pool Villas where there is a charge of THB 1000 per time inclusive of a linen change, bookable and to be paid at reception. Daily maid service in all other Villas includes the daily cleaning of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice. Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 baht per towel per day. Damaged or un-cleanable soiled sheets will be charges at THB 2000 per set. Beach towels are not provided these can be purchased locally at very reasonable prices if required. Water & Electricity All prices include water and electricity charges. We have budgeted that a generous allowance, based on average use that a weekly allowance of 2000 baht is ample (400 units). If this amount is exceeded we reserve the right to charge 7 baht per unit exceeding that amount. Please do not use the air conditioning unnecessarily and switch off when going out! Liability The owners or their agents can not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. We strongly recommend our guests to take out insurance to cover this. Force Majeure The owners or their agents can not accept, or be responsible for any liable loss, damage or changes caused by force Majeure for example. strikes, floods, closure of airports, weather conditions or any such event beyond our control. Swimming pool Many properties have a private pool and the Village offers the use of a communal pool. We can not accept any liability for any injury caused as a result of the use of the pools. Please take care and ensure all children are supervised at all times. Problems or complaints All our properties are inspected daily and it is unlikely that you should experience any problems, however, in the event of any such problem please notify the management or staff as soon as possible. We will endeavor to rectify the problem immediately during normal working hours or the next working day. Please note that Thailand is a tropical country and insects and small creature are inevitable and beyond our control. Please ensure on completion of cooking all waste foods are disposed of and work surfaces are cleaned to ensure this is kept to a minimum. Check in / out times. Our check in times are after 1300hrs – check out by 1100hrs please abide by these times to avoid disappointment to following customers as the property needs to be fully cleaned and linen changed. These times must be strictly adhered to unless agreed in writing by prior arrangement. Meter readings will be read and the property checked before departure, please settle your account if any before departing. |

The living room in the Palm Springs villa is clean and very quaint, providing you with a place to relax after a hot day exploring Pattaya. There are two lounge areas – the main one downstairs and another upstairs. Being the main living area at Palm Springs, the downstairs lounge is home to a flat-screen TV with international channels, and also a DVD player. The fully reclining settee is the ideal spot to kick back and relax while taking in a movie or two.
The kitchen is of western standards and geared towards self-catering with appliances such as a rice cooker, microwave, oven, toaster and lots of dishware and cutlery. The Palm Springs Villa kitchen is perfect for a Pattaya holiday.
There are four bedrooms in the Palm Springs Villa, two of which are situated downstairs, while the remaining two are upstairs. The two upstairs bedrooms both have queen size beds, air-conditioning, ensuite bathrooms and spacious balconies that enjoy excellent areas to relax and overlook the swimming pool and garden. The remaining two bedrooms on the ground floor have king size beds, air-conditioning and modern furnishings. The Master on the ground floor also has an ensuite bathroom and sliding doors that open up directly poolside.
The three bathrooms are all ensuite, equipped with showers, wash basins and toilets. The Master Bedroom ensuite also has a soothing bathtub.

Situated on the east side of central Pattaya, the four-bedroom Palm Springs villa is just 4.5km Pattaya Walking Street and Beach Road. Within a 10-minute drive, you can be at shopping centers and supermarkets such as Mackro, Tesco Lotus and Big C. The great thing about this location is that a 10-minute drive in the opposite direction will take you towards the Lake Mabprachan area with its handful of Thai and International restaurants that idyllically sit lakeside.
Mabprachan is also home to a selection of bars and tourist attractions such as Romance of the Three Kingdoms Temple and the world class golf facilities of the Siam Country Club GC. All in all, the location of Palm Springs villa is very private, sat on a gated community with 24-hour security but still within a short drive of everything you could possibly imagine in Pattaya.
