Cancellation Policy Cancellation by the guest It is understood that cancellations due to unforeseen circumstances occur from time to time. Please ensure you have adequate insurance cover for this eventuality. Our refund policy is as follows: 15% deposit No Refund 56 to 62 days 75% of monies paid excepting deposit 42 to 55 days 50% of monies paid excepting deposit 35 to 41 days 25% of monies paid excepting deposit 28 to 34 days 10% of monies paid excepting deposit 27 days or less no refund can be applied. Again please ensure you have adequate travel insurance cover. Cancellation by the property manager It is extremely unlikely this would ever be the case due to the number of properties we own/manage, however, we reserve the right to find you alternative accommodation similar to that booked or refund all monies paid. The number of persons as listed on the booking detail for occupation is final, any extra persons found to be occupying the property will be charged for at a rate of 500 baht a day or asked to leave the premises. Payment Our payment terms are 15% deposit as above, 35% eight weeks prior to arrival with the remaining 50% due on arrival in the currency agreed. Deposit payments can be made by Visa/MasterCard or by Bank Transfer, the remaining payment must be paid in cash. If the client wishes to pay the balance by Credit/MasterCard a 3.5% charge to cover merchant costs will be applied. Security deposit We do not take a security deposit, however we accept accidents happen, it is requested that you replace the damaged item/s like for like or a charge will be made. Any damage must be notified to the owners immediately and rectified prior to departure. Personal Safety The owners can not accept any liability or any claim what so-ever of any nature in or outside of the property arising from any incident. Guests are requested to take care and ensure when out or asleep all windows and doors are securely shut. Anyone caught jumping out of the windows into the pools will be asked to vacate their property immediately. Pets No pets are allowed into the properties, any pets found in the properties the Guest will be charged for a full clean. Smoking Please consider our non smoking guests and smoke outside the property, ash trays are provided. Daily maid service in all other Villas includes the daily cleaning of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice. Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 baht per towel per day. Damaged or un-cleanable soiled sheets will be charges at THB 2000 per set. Beach towels are not provided these can be purchased locally at very reasonable prices if required. Water & Electricity All prices include water and electricity charges. We have budgeted that a generous allowance, based on average use that a weekly allowance of 2000 baht is ample (400 units). If this amount is exceeded we reserve the right to charge 7 baht per unit exceeding that amount. Please do not use the air conditioning unnecessarily and switch off when going out! We strongly recommend our guests to take out insurance to cover this. Even though this holiday home is only a five minute walk to the popular Cozy Beach at Pratumnak Hill, you may never want to leave the grounds as living here is just so easy. Six ensuite bedrooms overlook the Roman style swimming pool through stunning avant garde wood framed windows. The kitchen is huge and beautifully appointed as are the marble clad bathrooms which feature either large tubs or walk in shower stalls. The abundance of living space allows twelve people to enjoy this villa comfortably without ever getting in each other’s way.

Being so close to the beach means that every day will be relaxing, without the hassle of driving through traffic or looking for parking spaces.

Two spacious living areas are furnished with multiple modern sofas and chairs giving everyone a place to lounge around together for conversation and activities. The large flat screen television plus DVD player make for a fun evening’s entertainment especially with the advanced surround sound system for flawless audio reproduction.

The open plan of this home puts the dining area just off the living rooms and convenient to the kitchen for easy table setting, serving and cleaning up. A contemporary designed table with six chairs makes meals both comfortable and pleasurable on beautiful dishes, glass ware and cutlery.

The beautiful warm tones of natural wood cabinets and rose marble counters adorn this high styled kitchen which is fully equipped with stainless steel refrigerator freezer, built in hobs and oven with exhaust hood, plus a microwave, rice cooker, coffee maker and toaster, making preparing any meal a pleasure.

The six ensuite bedrooms are furnished to a very high standard with the exclusive décor extending right down to the inlaid tile floors and fashionable coloured linens. The bedroom windows are covered with attractive Roman shades which can block out the sunlight when an afternoon nap is needed.

The bathrooms in this house have been designed and built in the true spirit of opulence. Marble floors and walls, wooden cabinetry and huge mirrors make them a place to relax and pamper yourself in the morning after a good night’s sleep or in the evening before going out for dinner.

Superior privacy has been coupled with a very convenient location in the South Pattaya area of Pratumnak Hill, making trips to popular attractions like the Floating Market, Underwater World, and the Big Buddha effortless and time efficient.

When you need to stock up on food and sundries the house is under a ten-minute drive to major retailers like Makro, Big C and Tesco Lotus as well as the biggest shopping malls such as Central Festival. For fine dining or casual meals out, there are innumerable restaurants offering a variety of cuisines within easy driving distance such as Manhattan’s and Mata Hari.
