The number of persons as listed on the booking detail for occupation is final, any extra persons found to be occupying the property will be charged for at a rate of 500 baht a day or asked to leave the premises. Payment Our payment terms are 15% deposit as above, 35% eight weeks prior to arrival with the remaining 50% due on arrival in the currency agreed. Deposit payments can be made by Visa/MasterCard or by Bank Transfer, the remaining payment must be paid in cash. If the client wishes to pay the balance by Credit/MasterCard a 3.5% charge to cover merchant costs will be applied. Security deposit We do not take a security deposit, however we accept accidents happen, it is requested that you replace the damaged item/s like for like or a charge will be made. Any damage must be notified to the owners immediately and rectified prior to departure. Personal Safety The owners can not accept any liability or any claim what so-ever of any nature in or outside of the property arising from any incident. Guests are requested to take care and ensure when out or asleep all windows and doors are securely shut. Anyone caught jumping out of the windows into the pools will be asked to vacate their property immediately. Pets No pets are allowed into the properties, any pets found in the properties the Guest will be charged for a full clean. Smoking Please consider our non smoking guests and smoke outside the property, ash trays are provided. Daily maid service Daily maid service is included in the price except Palm Grove Pool Villas where there is a charge of THB 1000 per time inclusive of a linen change, bookable and to be paid at reception. Daily maid service in all other Villas includes the daily cleaning of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice. Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 baht per towel per day. Damaged or un-cleanable soiled sheets will be charges at THB 2000 per set. Beach towels are not provided these can be purchased locally at very reasonable prices if required. Water & Electricity All prices include water and electricity charges. We have budgeted that a generous allowance, based on average use that a weekly allowance of 2000 baht is ample (400 units). If this amount is exceeded we reserve the right to charge 7 baht per unit exceeding that amount. Please do not use the air conditioning unnecessarily and switch off when going out! Liability The owners or their agents can not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. We strongly recommend our guests to take out insurance to cover this. Our check in times are after 1300hrs – check out by 1100hrs please abide by these times to avoid disappointment to following customers as the property needs to be fully cleaned and linen changed. These times must be strictly adhered to unless agreed in writing by prior arrangement. Meter readings will be read and the property checked before departure, please settle your account if any before departing.

This beautiful property sits behind a walled garden with automatic gates. A very large, well laid out garden with lots of flowering shrubs and palms give it that truly tropical feel. A large pool with a shaded section sits in the corner with poolside shower, lots of sun loungers and seating.
The large, Swiss style house has lots of beautiful teak wood and sits above its own private beach with stunning views of “Hin Kong” bay on the Western side of koh Phangan.

With 6 + 1 bedrooms, this villa is ideal for the larger family or friends sharing together. There are large balconies and terraces to the rear of the property along with a Jacuzzi pool and outside cocktail bar making it the perfect environment to spend your time relaxing and taking in the views. It has a private beach with direct access from the rear of the property.

A very large open plan lounge diner and balconies over two floors ensures you will never feel crowded during your stay. The property also comes with 3 X three man kayaks for your use during your stay.

There are 6 bedrooms in this property. Each bedroom is beautifully decorated with a large, comfortable double bed with en-suite bathroom and they each have tea and coffee making facilities and a safe. The two pool facing bedrooms also have the benefit of having a small balcony. There is also a rooftop attic bedroom with a single bed with stunning views over the bay that can be utilized as well if needed.

Each bedroom has a spacious en-suite bathroom with shower, wash basin and toilet and is fitted and finished to a high standard giving a luxury feel to each bedroom.

This property has a large inside dining table and also has an upper floor balcony / dining area as well with stunning views over Hin Kong bay.

The property has a large open plan Western style kitchen which is equipped with an oven and hob, microwave, fridge freezer.

The lounge and seating area is open plan and very comfortable. There is lots of teak and glass with stunning views of the bay. It has a large screen TV, DVD and entertainment system and Wi-Fi throughout the property. There is also a large outside balcony off from the lounge.

The property is located on the Western side of Koh Phangan and makes for some truly stunning sunsets. It is situated on the quieter side of this paradise island yet a short drive away from some great restaurants, bars and beaches. Koh Phangan has some of the best beaches in the Gulf of Thailand, some only accessed by boat, and is the spiritual home of the world famous Thailand Full Moon parties. The ferry terminal is also only a 10 minute drive away from the villa.
