Late check outs up to 6.00pm may incur a half day charge, after 6.00pm a full day may be charged. Every effort will be made to accommodate other check in/out times but will depend on availability.


Cancellation Policy
All cancellations must be advised in writing and will take effect the day we receive it. Standard Cancellation Terms apply however where possible we voluntarily negotiate with the hotels and service providers on your behalf and refund all recoverable costs for cancellations beyond our terms and conditions.

Our standard cancellation policy is as follows:

Off Peak Period
• If you cancel more than 45 days prior to arrival the deposit is non-refundable.
• If you cancel between 30 and 45 days prior to arrival the cancellation is 40% of the villa price.
• If you cancel between 15 and 29 days prior to arrival the cancellation is 60% of the villa price.
• If you cancel between 14and 0 days prior to arrival the cancellation is 100% of the villa price.

Peak Period. (December 15 to January 15)
• If you cancel more than 45 days prior to arrival the deposit is non-refundable.
• If you cancel between 0 and 45 days prior to arrival the cancellation is 100% of the villa price.
Rates Exclude
Rates do NOT include breakfast.

Payment Terms
A deposit is payable to when you confirm your booking. The deposit amount may vary depending on the seasonality. We will advise the exact deposit. The deposit is non refundable and is taken on behalf of the property and is required to secure the accommodation. For all bookings once we receive the non refundable deposit we will provide you with a booking voucher with the full villa or hotel details giving confirmed dates and full details of the booking. In all villa bookings full payment must be received one month in advance.

For a villa booking a security deposit equal to one day's rent may be payable on your arrival by way of cash. The deposit will be used as security for any damages and or charges incurred by you during your stay. This amount less any chargeable items will be returned to you upon departure.


The Beach House is barefoot luxury at its very best having been fully upgraded to meet the demands of the most demanding modern beachcomber. Frequently described as one of the best beach villas in the world this is a modest understated five-bedroomed bungalow once owned by the American artist Douglas Johnston who lovingly restored this colonial property into an idyllic beach retreat with the help of his friend Geoffrey Bawa, Sri Lanka's most eminent architect.

The bungalow has been painted in shades of blue and white highlighted in some places by ochre to make it stylishly blend in with its beach surrounds. The white walls of the colonnaded verandah are offset by dark wooden antique furniture and planters chairs. Cushions in slate, blue and cream add a stylish splash of colour but stay in keeping with the understated elegance of the property. Johnson's own paintings, collages and portraits provide for his legacy alongside mosaic mirrors, colonial artefacts and exquisite antiques that predominately fill the more formal sitting room. The garden sofas and chairs beside the manicured lawn are ideal to relax in especially as you close your eyes and listen to the gentle crashing of the waves just footsteps away.

The bungalow sleeps nine in its five en-suite bedrooms, many with dreamy outdoor bathrooms that are each unique in character and appearance. All of the rooms have beds draped with soft mosquito netting and complimenting antique furniture in the form of spacious wardrobes, quaint bedside tables and writing desks. While none of the rooms are air-conditioned, ceiling fans and the sea breeze keeps you amply cool at night.

The Beach House's most inviting feature is definitely its seclusion; it is immensely private and set on one of the island's most beautiful and undeveloped sandy beaches at Seenimodera. You are invited to do little more that completely succumb to the blissful solitude of this fabulous property - whilst being pampered by an able staff - and make the most of its every asset, which includes a 15m swimming pool and three-acre tropical garden. While a stay at the Beach House must surely involve doing very little, you are in a great position to explore Tangalle's wild stretch of coastline and visit a selection of wildlife parks, historical towns and temples.
