(Rates shown are for the 4 bedroom Main House only. For the Garden Cottage which can only be rented together with the Main House and not on its' own, the rates are US$100 to US$165)

Cancellation Policy
* Your deposit or payment will only be refunded, if we are able to re-let the villa. We will charge US$ 100 cancellation fee, and any bank charges incurred by us in the refund.
* If you wish to change the date of your stay, and have already paid a deposit or the full amount, we will try our utmost best to accommodate you, subject to a 100 US$ administration fee. If this is not possible, or the dates we offer are not acceptable, the booking will be cancelled as per point 1 above.
* In the very unlikely event that we need to cancel your booking prior to the date of your arrival, you will be entitled to a full refund of all monies paid. 		Rates Exclude
* 15% VAT
* No internet services. Available locally or dongles are easily purchased in Sri Lanka and work well

Payment Terms
* If your booking is made more than 30 days prior to the arrival date, a 50% deposit is required to secure the booking.
* We require the 50% deposit within 48 hours of your booking confirmation; otherwise, we will be unable to guarantee the booking.
* If your stay at the property is within 30 days of your arrival date, you are required to pay the full price of the property rental.
* After paying the 50% deposit; should you fail to pay the balance of 50% 30 days prior to your arrival-date, we reserve the right to cancel the booking subject to our cancellation charges. The management company will not be held responsible for your failure of doing so.
* Payments are to be made in UK Sterling, US dollars or Sri lankan Rupees. A pre-agreed exchange rate must be made with the management company.
* We do not accept credit card bookings.
* All payments due must be made in full. Any bank charges relating to the transfer of funds must be borne by the person making the booking, and not by the management company.
* You will be asked to pay a cash security deposit on arrival at the property. The deposit is security against any damages or charges that may arise during your stay. The amount of the deposit will be equal to one days rent.


The Garden House's four en suite double bed rooms and separate Garden Cottage are designed to combine style with comfort.

Balconies and private terraces offer extensive views of the paddy fields, and each room is furnished with a mix of antique and individual pieces, including king size four poster beds and cooling overhead fans. Floors are of cool, polished cement or original Jack wood boards. High vaulted ceilings give a sense of space and light.

Set in an acre and a half of lush tropical gardens with a large infinity edge swimming pool, overlooking paddy fields. The Garden House is a haven of hospitality in this little known part of Southern Sri Lanka. It is within easy reach of the walled city of Galle, now listed as a world's heritage site and close to the glorious beaches of the south coast.

The emphasis is on relaxation with discrete but attentive service. The garden house is ideal for a family get together, a group of friends or any special events. Everything can be arranged to make your stay perfect, whatever the occasion.

The house comes fully staffed with experienced, English speaking housekeeper, cook and outdoor staff. A full laundry service is available. Meals and drinks can be taken in the shade of the large, south facing veranda overlooking the gardens and paddy fields. Locally caught seafood with tropical fruits and vegetables are the ingredients of delicious and imaginative menus that change daily. Special diets can be catered for - just tell us what your requirements are and we will be pleased to adapt menus accordingly.

The Garden House is located in the unspoiled village of Ginigalla approximately ten kilometres outside Galle. The beaches of the Indian Ocean are just a ten minute drive away. Transport can be provided from any point of arrival. Other attractions in the area are the Turtle Hatchery, Kogalla Lake for boat trips, Tea plantations and for people willing to make a little trip there is the Singaraja Rain Forest, Yala National park, Uwu Walawe National Park and Bundala National Park.
