Specific Cancellation policy

In the event that the booking is cancelled prior to arrival we regret that no deposit can be refunded.

However the deposit/full balance will be held over for a period or 12 months and credited to another booking by the same guests or another party of their choosing.

Once the final balance is received – 4 weeks prior to arrival, the same cancellation conditions as above will apply.

If the period of stay has to be shortened the full rental rates will still apply due to the popular nature of these houses.

Insurance
The Owner is not responsible to you and your party for any and all claims including any accidents related to the use of the property facilities.

It is highly recommended that all guests are covered by comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including local treatment, evacuation and repatriation coverage).		Rates Exclude

Upon confirming the reservation a deposit of 50 % of the total figure is required to secure the booking.

The balance of the booking is required 4 weeks prior to arrival.

Payment Options are as follows:

1. By international bank transfer to our nominated Thai bank account.
2. By Credit Card (Please note that in case of CC payment +3% surcharge is applied due to Thai Bank System policy.)

3. Secure on line Paypal payment with credit card (4.0 % merchant fee charge applied)

For Last Minute bookings, full payment in local Thai Baht is required before access to the houses.


Entering the luxury Villa guests are greeted at a large teak remote gate supplying easy access and complete privacy to the property. The staff's presence is instantly known as they hand out cool fruity beverages and cold towels with warm, friendly faces.

The Private sand-washed carport neighbors a spacious living room and dining area which consists of an impressive 50 inch LCD TV with a state of the art Bose surround sound system, satellite TV with over sixty channels and a hard drive with over five hundred different movies to select from. While enjoying the impressive home entertainment system guests can relax on a 10 seater “L curve” lounge in the comfort air conditioning or a large overhead fan. Although the Kitchen is complete with a large wine chiller, stainless steel oven, cook tops, sink and microwave, this area is allocated for personal use of guests as all in Villa meals are prepared below in the Staff kitchen.

Alongside side the Staff quarters is an air conditioned Gym appointed with all essential equipment for a good work out such as a bench press machine, exercise bike, treadmill and shower.

Ayundra's garden flourishes within its walls between contemporary European outdoor furnishings and elegant Thai ornaments that complement remarkable features of the villa. On any instance guests can be amongst luscious floral life whether it is when lounging in the inviting Thai style Sala, bathing in the 20 meter ceramic tiled infinity swimming pool or enjoying a cool beverage with sounds from the second poolside Sala and bar.

Not only does the villa boast spacious outdoor areas but shares the same sizeable quality in its 5 spectacular bedrooms. Opposing the Bar are two poolside and one master beachfront bedroom all with en-suites that include stainless steel rain showers, large terrazzo baths/basins, toilet and storage compartments. The other two rooms are situated below the Living area and hold the same characteristics. All bedrooms include 32 inch LCD TV's, DVD player, Safes and full air conditioning.

Ayundra villa also allows the possibility for large groups or families traveling together to stay directly next to one another. Alana Villa (sister to Ayundra) obtains a further 5 bedrooms with all the same facilities and trained staff that work closely to cater for a group of up to twenty people.
