Excellent to stay with your gang

Little away from the Jomtien Beach (Walking Street approx 15 mins) there resides this cozy villa. The villa has 5 bed rooms, additionally 2 living areas on the ground and second floor. Its very well equipped with a jacuzzi in the balcony on the 1st floor (which was not working when we rented but were told will fixed soon). A pool table in the living area on the ground floor. Lastly not to forget the swimming pool. Only minus points to the place its a little off the main area thus in case you dont have a vehicle to run down to a 7/11 or a family mart can be a good walk. But again if you stock up when you get to the villa you are sorted. One important thing to note is the electricity consumption is just not enough. So either keep a control on that or keep a provision for the added marginal cost. Suming it. The villa is perfectly located not too far from the busy places. Close enough to a beach. And has enough to do in the villa if you the types who would like to spend a day in. The villa is far better than what the pictures show.

great holiday house for large group wanting privacy and seclusion.

i was nervious at first at booking over the internet with Thailand Holiday Homes as ive never heard of them. i nead not have worried as they were a dream to deal with. All emails were answered overnight and no real problems were encountered. I did not think that paying 50 per cent of the account in advance was appropriate. We were three family groups totallng 12 and so renting a villa seemed the cheepest option for us. The villa is set in a large garden with a huge pool which attracted us most. As we stayed for two weeks we also got free use of a pick up which was a great help in shopping at the large outlet malls. Although driving in Pattaya takes several years off your life, it is a frightening experience. Overall the villa was a in need of a renovation in areas. The bathrooms flooded in true Thai style, the outdoor bathroomand spa was grubby. And the upstairs balcony was unsafe to walk on. The Beds in particular are thai style, as in a hard base with no mattress. those accostomed to soft mattresses are in for a bruising encounter.

Another great holiday rental with Thailand Holiday Homes..."

(This is the 3rd villa I've rented through Thailand Holiday Homes - THH) Booking the villa was a breeze online. Emails were answered quickly as usual. We were met by Tik at check-in time. We were given a tour of the property and electric meter was checked (take a picture for your records). The villa itself was very nice. There are 5 true bedrooms (only 4 are ensuited) plus a small room adjacent to the dining area setup on the second floor which has a futon style bed. The 5th bedroom is on the top floor and is the one without an ensuite - someone occupying this room would have to go down to the toilet adjacent the pool in order not to interrupt other occupants in their ensuited rooms. There are 3 ensuited bedrooms on the second floor. The 4th ensuited bedroom is located next to the kitchen on the ground floor and has glass sliding door access to the covered patio adjacent the pool. This bedrooms ensuite has window/ventilation into the kitchen. The beds... The matresses on the beds were not very comfortable. The owner should consider an upgrade to better quality matresses if they plan on continuing to rent this property. All of us staying in the house remarked about the poor quality of the matresses daily. The master bedroom with the outdoor ensuite has door access to one of the other bedrooms ensuites on the second floor. This door has a clouded pain of glass in it, so the light being turned on in the ensuite was disturbing in the master bedroom. Actually - all 3 bedrooms on the second floor had clouded glass pains in the bedroom doors - which was not very private. The pool was GREAT! The outdoor lounge area/patio was very nice and we spent most of our time in this area. The pool table inside was put to use everyday. The services provided by THH were outstanding as usual. The daily cleaning staff were thorough and quick - they arrived daily at the agreed time and never were a bother. THH even stocked the kitchen with a few essentials - bread/water/juices/milk for our first day. The villa is set in a very private location. The current map on the THH website does not indicate the true location of the villa. I provided the correct location information to Tik (for their webmaster to modify site), but it has not been corrected as of this date (29/12/12). The adjacent lot to the villa sits on the corner of Pratumnak Soi 5 and Soi Sea 5 - and while we were staying there a property developer had put up signs indictating they will be building 30+ floors of condos on the lot - which will impact on this villa's privacy in the future - not to mention construction issues.

Excellent Villa, Great Service from friendly Staff

Can not recommend the Villa highly enough. Great clean rooms and pool. Well kept garden and spotlessly clean. Daily maid service efficient and discreet. Nothing was ever too much trouble for managing staff. Fyi, if water cuts off, check the fuse box. That is only problem we had. Solved in 5 mins.

Because of its unique location it is also a short drive to the centre of Pattaya where you can find major retailers like Tesco Lotus, Big C and Makro as well as the picturesque Floating Market with its extensive variety of fresh fruits and vegetables. The most popular Pattaya attractions like the Big Buddha, Silverlake Vineyards and Underwater World are only a few minutes away. Fine dining is also close at hand at any number of restaurants offering international as well as Thai cuisines.

Rates Include

* Free internet access.
* Daily maid service is included in the price of your property except Palm Grove Pool Villas, Na Jomtien Executive Suites and View Talay Pool Villas or as described separately in the property description.; includes a daily clean of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice.
* Water and Electricity. The price includes a daily allowance for free mains water and electricity.
Properties up to and including 4 bedrooms have 57 Kw units allowance per day.
Properties of 5 bedrooms and above have 100 Kw units allowance per day.
If your free allowance is exceeded, a charge of 7 (seven) Baht per unit will be made. This is deductible from your refundable security deposit on check-out.
* Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 Baht per towel per day and extra changes of bed linen charged at 350 Baht per bed per time.
* Each bathroom will be provided with an initial set of shampoo, shower gel and toilet paper. Other than this, we do not provide any further toiletries.

* Refundable Security Deposit: Upon check-in, we require a refundable security deposit, payable in cash, in any currency.
The amount of the refundable deposit is dependent upon the size of the property. These amounts below are general guidelines only and some villas may require a larger deposit. Please consult your booking form or submit an enquiry for the exact amount.

Properties up to and including 3 bedrooms = 5,000 Baht
4 & 5 bedroom properties = 10,000 Baht
6 bedroom properties and above = 15,000 Baht

The deposit will be refunded in cash, in the currency given, in full, upon the departure of all guests in the party provided it is mutually agreed between the guest and the Management representative that no damage has been inflicted whatsoever on the property, its contents, the pool (if any) or any other aspect pertaining to the property, that ALL payments have been met and that ALL keys for the property and the personal safe, are returned to the Management representative.

Cancellation Policy

Cancellation by the Guest
It is understood that cancellations due to unforeseen circumstances occur from time to time. Please ensure you have adequate insurance cover for this eventuality.

Our refund policy is as follows:
Booking Deposit 20% - No Refund under any circumstances.
Cancellation 57 to 31 days before arrival: Refund = 50% of monies paid excluding deposit
Cancellation less than 30 days before arrival: No Refund under any circumstances

Please be aware that if you cancel your villa booking you will lose the 20% deposit.

Cancellation by the Property Management
It is extremely unlikely this would ever be the case due to the number of properties we own and manage. However, we reserve the right to find you alternative accommodation similar to that booked or refund all monies paid, this will be at our discretion.
We cannot accept any further liability other than the above.

Please ensure you have purchased adequate insurance cover.

Payment Terms

Booking Deposit & Booking Details
If the period of occupancy is more than 56 days from the date of booking, a 20% deposit is required to reserve the property at the time of booking. (50% on some booking platforms) A further 30% is to be paid no less than 56 days before arrival and the remaining balance must be paid no less than 14 days before arrival. (30 days on some booking platforms)

If the period of occupancy is less than 56 days from the date of booking, a 50% deposit is required to reserve the property at the time of booking, and the full balance must be paid no less than 14 days before arrival. (30 days on some booking platforms)

If the period of occupancy is less than 14 days from the date of booking, 100% of the booking value must be paid at the time of booking. Deposits are to be paid within five (5) working days. If payment is not received, except by prior arrangement, the company reserves the right to re-let the dates offered. If payment is not received within that period, we will issue a Notice of Cancellation.
Unless otherwise agreed in writing, after a further 48 hours without payment or any correspondence, the booking will be cancelled.

The number of persons occupying the property should not be more than the maximum allowable number of occupants.
Any extra persons found to be occupying the property will be charged per night at a rate equivalent to the seasonal daily rate of the property, divided by the maximum allowable number of occupants, as dictated by the quantity of beds (single or double) within the property.

This will be a minimum charge of THB 500.00 per person.

Failure to pay this fee by the additional guest or group leader, as stated on the Managements booking form, will result in the additional guest being asked to leave the premises.

If you are looking for that special slice of tropical Thai living, Suan Suay Villa is the ideal retreat. With six bedrooms, a private swimming pool, ultra privacy and just 200 meters from the beach, this property is superbly positioned to ensure you get that peaceful holiday you desire within close proximity to the beach, restaurants and the main entertainment areas of Pattaya and Jomtien. Basking in the glow of a tropically landscaped garden, the peaceful surroundings are a great feature. The moment you arrive at the property, you will encounter a tall perimeter wall. Once inside, you will find the tropical garden with copious amounts of palm trees and luscious vegetation which provides a stunning backdrop for the house.  

Set over a total area of 800sqm, 400sqm of which is internal, allowing you lots of space to relax and unwind in untold privacy. The 17 meter long private swimming pool is the focal point of the garden, adjoined by a Thai sala with a lounge style interior, ideal for relaxing in the shade. The cacophony of scenic vegetation really creates that subtropical atmosphere. Set between the garden and the entrance of the house is a massive outdoor terrace, fully equipped with numerous lounging areas with two wooden tables with seating enough for six persons each. When you immediately set foot into the villa, you will encounter the games room, fully equipped with a full size slate bed pool table and a wooden bar. Right behind the games room you will find a great outdoor red-brick barbecue.

This is easily one of the best locations of any villa in our collection. Located just 400 meters from the beach at Pratumnak Hill, this is the perfect beachside holiday area. Within a ten-minute drive, you will easily find yourself at the beaches and entertainment areas of Jomtien and Pattaya. With Walking Street and the shopping centers of Central Festival, Big C and Tesco Lotus also only a ten-minute drive, this is as convenient as it gets. Within a five minute walk of the property, you will find a convenience store, some small Thai-style restaurants and a host of massage parlors. Great restaurants such as Cabbages and Condoms are also only a five-minute walk away, or within a seven-minute drive, you can find  yourself at the high-class restaurants of Mata Hari and Manhattans. The Big Buddha temple majestically sits just a five-minute drive away from the property.
