Location
From Phuket International Airport the villa is only a 25 minutes' ride on the highway. Bang Tao is a study in contrasts, with the luxurious resorts and villas along its six km (four mile) stretch of beach just a few minutes' away from the town of Cherng Talay, where many villagers still make their living as their ancestors did - by fishing, farming and rubber tapping. The northern tip of the beach, so far untouched by development, is still an area where visitors might find that they have the beach to themselves. With easy access to Surin Beach and the bustling area of Patong and Kamala. Bang Tao is known as being well situated for any form of excursions and diversions.

* Daily rates include 10% service charge and 7% tax.
* Christmas and New Year December 20-January 13 2019 Minimum stay 14 nights together.
* Christmas only 10 Night minimum and New Year 10 Nights Minimum
* Chinese New Year February 1 - February 15 2019 Minimum stay 10 nights
* Discounted rates for stays of 10+ nights
* One time return airport transfers when all guests are on the same flight

* Provisioning costs + 20% surcharge on shopping bill
* Refundable security deposit USD 1,500 (or equivalent in other major currency) is due in cash on arrival
* For weddings and private parties an Event Fee of USD 1,500 is applied and a refundable Security Deposit of USD 3,000 is required. A maximum of 35 guests.
Cancellation Policy
The cancellation will take effect from the day the written confirmation is received (email acceptable).
The following cancellation charges will be applicable depending on when the notification of the cancellation is received in writing and the period of stay in the Villa.
All cancellations made by the Lessee are subject to penalties below:
A) If the Lessee cancels the reservation 45 days or more prior to arrival date, all payments are forfeited but credited for 9 month from the date of the cancellation confirmation by the Lessor. The credit value can be used by the Lessee or anyone on his or her behalf for any reservation, during any period upon availability and solely for the villa initially reserved.
B) If the Lessee cancels the reservation within 45 days prior to arrival date,all rental payments are forfeited. A full or partial refund is solely applicable in the event that the Lessor secures another reservation covering partially or fully the initial cancelled reservation
C) Christmas and New Year Period, for any cancellation after the deposit and/or balance payment, all payments are forfeited. However, a full or partial refund is solely applicable in the event that the Lessor secures another reservation covering partially or fully the initial and cancelled reservation.
The above cancellation charges also apply if the Lessor cancels the booking due to non-payment of the balance.
Payment Terms
At the time of booking a 50% deposit is required.
The balance must be paid at least 45 days before arrival.
For bookings made within 45 days of arrival the full payment is required at time of booking.
A refundable security deposit USD 1,500 (or equivalent in other major currency) is due in cash on arrival

The villa comes with full-time villa chef who prepares superb Thai specialties, and a full-time househelp. Other services such as laundry, babysitting, in-house masseuse, and car and driver for hire may be arranged upon request with additional charges.
