Location
Villa Iskandar enjoys a jungle-fringed river gorge setting, near the village of Beraban in Bali's Tabanan regency - an area famed as Bali’s ‘rice bowl’ due to its vast terraced rice fields. This quaint village is also a rare example of a traditional Balinese community which remains untouched by the expansion of the tourism industry in this region. Villa guests have the perfect opportunity to interact with the friendly villagers and gain an insight into their agricultural practices and daily life. The famed Tanah Lot sea temple and the award-winning Nirwana Bali Golf Course are within convenient distance. The nearest surf beaches, including Echo Beach, are about eight kilometres from the villa while Seminyak with its boutiques, bars and restaurants is just 13 kms away.

Cancellation Policy
If the Guest wishes to cancel a confirmed booking, written notice of cancellation must be sent to the manager. All cancellation notices received by the manager will be acknowledged in writing. It is strongly recommended that the Guest and all members of the Guest's party purchase trip cancellation insurance.
Cancellation of a booking includes but is not limited to:
* Cancellation of one or more days of a booking.
* An amendment of a booking so that none of the dates of the booking once amended fall within the same dates that originally constituted the booking.
* Failure of all Guests to provide the required documentation on arrival (eg. Passports or suitable identification).
* Attempt by the Guest, their party or visitors to hold an event at the Property in breach of these Terms and Conditions or breach of any rules applicable to the Guest's chosen Property.
In the event that the Guest cancels a confirmed booking, the following cancellation fees will generally apply:
* 20% of the total rental amount will be forfeited if the cancellation is made more than 60 days before the start of the rental period.
* 50% of the total rental amount will be forfeited if the cancellation is made between 30 and 60 days before the start of the rental period.
* 100% of the total rental amount will be forfeited if the cancellation is made between 1 and 29 days before the start of the rental period.
The applicable amount will be deducted from the deposit and moneys paid, and the manager will refund any remaining balance to the Guest.
Please note that these cancellation terms apply for regular booking periods. Special cancellation terms may apply for peak/high seasons and will be stated in the Property description, booking confirmation or reservation voucher. If the information in any of these is inconsistent, the most recently issued terms will prevail.
Payment Terms
Payment:
When the Guest makes a booking request, the Guest must make the appropriate deposit payment to EH within 5 working days of availability confirmation. If the required deposit payment is not received within the 5 working day period, EH reserves the right to void the Guest’s booking request. The following deposit payment applicable to most villas (see individual villa terms for full details) must be received by EH:
For villas in Indonesia, Thailand and Sri Lanka:
For rentals beginning more than 75 days after the date of the booking request – a deposit of 20% of the total rental amount is payable For rentals beginning 75 days or less after the date of the booking request – the total rental amount is payable as a deposit
Where a 20% deposit applies to the booking, the Guest must pay the remaining 80% balance not less than 75 days before the scheduled arrival date.
For all other countries:
For rentals beginning more than 60 days after the date of the booking request – a deposit of 50% of the total rental amount is payable For rentals beginning 60 days or less after the date of the booking request – the total rental amount is payable as a deposit
Where a 50% deposit applies to the booking, the Guest must pay the remaining 50% balance not less than 60 days before the scheduled arrival date.
Elegant riverside sanctuary
Set against the backdrop of jungle trees, Villa Iskandar is an elegant four bedroom riverside sanctuary with contemporary architecture and Chinese-themed interiors. The villa offers a wide array of indoor and outdoor spaces including a pool deck built around the curved contours of the 15-metre, infinity-edge swimming pool. A spiral staircase winds down to a riverside deck where guests can practice yoga or meditate. Serviced by a full team of staff, including a chef, personal butlers, and a driver, the villa is ideal for small weddings and events, and for those looking for a luxurious close-to-nature escape.
The master bedroom of villa Iskandar is furnished with a queen-size bed and has a glamorous ensuite bathroom and its own private balcony-deck furnished with a dining table as well as a river-rock bathtub under the stars. Guest bedroom one opens directly out to the pool deck with views across to the jungle and riverbank beyond. Guest bedroom two opens on to the pool while the riverside studio room is accessed via a spiral staircase from the pool deck. All the bedrooms have ensuite bathrooms with walk-in shower.
The open sided living area of villa Iskandar on the uppermost floor is perfect for receptions. Adjacent to the living room is a pergola surrounded on three sides by a fishpond. A small dining table and four chairs rest upon a wooden deck. A comfy sofa is fitted around the 48-inch satellite channel TV and DVD player. The large dining room has a table to seat 10. The magnificent outdoor area has a swimming pool and is furnished with sun loungers and an alfresco dining table for eight.
