3 Star Experience with a 5 Star Price Tag!

The villa is lovely and modern. The beach side location is nice. The team were accommodating, however our family felt the villa was overpriced for what we received. Arriving at the villa and finding out there was construction next door was very disappointing. This should have been disclosed prior to arrival and we should have been offered a discount. The construction was noisy at times, which doesn’t create a relaxing holiday vibe when you’ve paid $35,000 (AUD) for the week. We all felt really deflated and disappointed We didn’t have any privacy! The workers next door were staring and perving at us swimming and sun baking which was particularly disturbing when they were staring at our teenage girls. We complained to the owner on day 2 and he tried to make it right by taking our group out on his boat for a day trip. It was a great day and he and his team were wonderful hosts. He also provided a late check out free of charge for my family which was very appreciative. There was a pungent septic smell around the pool... so unfortunately we had to deal with bad smells while trying to relax around the pool. They addressed this issue and tried to resolve it during our stay, however it hung around for the week. Everything at the villa is EXTRA! I believe the cost should include a full American breakfast every morning, at least 3 airport transfers each way and the chef. Most other villas include these items. Chef Sao was amazing! Well worth booking her to cook beautiful meals for you. The restaurant on the beach was lovely, I’d recommend dining there sometimes also. For the first few mornings we had to wake up ‪at 5-6am‬ to let the chef in. This got sorted out for the rest of the week so I’m sure Jay won’t let this happen in future. The rooms are lovely, however the beds are very hard and uncomfortable. Also there are a few rooms that are small without a view. They advertise luxury toiletries, however we received Pantine shampoo & conditioner and Luxe skin whitening body wash. We all ended up buying our own body wash as we were there to get a tan not whiten our skin. There was no body lotion available. We were expecting a lot more. The water pressure in the showers was weak and the water temperature would run cold and hot. The bath in room 8 wasn’t draining and couldn’t be used which was disappointing. The house needs a decent speaker system. A loud noise that sounded like the horn of a ship would go off in the middle of the night and wake everyone up. There was multiple power outages during our stay. Weak wifi, dropped out constantly. It fell short of the high-speed fibre-optic wireless internet advertised on their website. Staff need to replenish food items as they run low i.e. tea bags (we didn’t have any black tea or green tea available for the last few days), coffee pods, milk, cereal etc. These items would run out before being replenished. Coffee is terrible! They need a decent coffee machine and provide the staff with barista training. They have a Nescafé machine with pods... nowhere near luxury. More beach towels available. There was never enough and we had to continually ask the staff for more towels. The beach and bath towels were old, thin and poor quality. The staff worked really hard. They did seem a bit flat though and in comparison to our last villa experience the service wasn’t up to standard. The staff should be 2 steps ahead of the guests. Aside from all of the above issues, we did have a great time. We were there to celebrate my mother’s birthday and party night was the highlight of the week. The team planned and executed it really well. The bbq menu chef Sao prepared was divine. The villa manager arranged a photographer to capture the events of the evening which was really affordable and well worth it. The villa has the potential to be 5 star. I hope they take on my feedback and make some improvements. It’s not worth the hefty price tag in my opinion. You can get more bang for your buck at other villas.

Villa bella ma...

Il 9 gennaio, appena arrivati alla villa ci accorgiamo che stano costruendo un'altra villa a ridosso di quella che avevamo riservato. È un cantiere importante che coinvolge diversi operai e che toglie la privacy e fa tanto rumore! Questo ovviamente rende l'atmosfera del posto molto meno attraente. Questo non era stato mai menzionato dai proprietari, che ovviamente lo sapevanno bene. Diverse camere non erano adatte ai nostri ospiti per via del rumore. In una camera in particolare non era neache possibile aprire le tende, poiché gli operai erano giusto a quell'altezza a lavorare! (Vedi foto). Era anche difficile stare tranquillo attorno alla piscina, ascoltare musica o quant'altro. Ovviamente abbiamo immediatamente cercato di mettersi in contatto con i proprietari (via email) ma non hanno mai risposto direttamente alle nostre richieste. Si sono accontentati di chiamare il responsabile locale della villa per chiedere di intervenire presso gli operai per fare "un po' meno rumore". Non hanno mai risposto a nessuna mail, o telefonato direttamente per scusarsi. Il mio consiglio è dunque di non pagare prima di essersi assicurato che i lavori siano finiti (probabilmente tra qualche mese). Una volte che avrete pagato, non vi risponderannno più. La villa è in una posizione molto lontana da tutto, e lo sapevamo perché conosciamo bene Phuket, ma se andate per la prima volta è importante saperlo. Non è quasi possibile parcheggiare un'auto vicino alla villa. Le camere sono abbastanza diverse tra di loro. Soltanto quatro sono molto belle, le altre sono decisamente di un'altro livello. Bisogna anche sapere che non c'è lo staff per cucinare incluso nel prezzo (in tutte le altre ville che avevamo preso in passato era incluso). Nell'insieme la villa è molto piacevole, e la posizione davanti alla piccola spiaggia è assolutanente fantastica. Lo staff era cortese, come sempre in Thailandia. Aggiungerei che all'interno della villa, la zona giorno è piuttosto piccola per tanta gente (la villa ha 10 camere). Se dovesse piovere tutto il giorno 20 persone in questo spazio stanno un po' stretti. Per riassumere, la villa ha una posizione invidiabile (ma non per visitare Phuket, solo se si vuole stare tranquillo con un gruppo familiare o di amici), ma si dovrebbe aspettare che i lavori siano finiti. Ma mi chiedevo se dopo che siano ultimati i lavori, la seconda villa che sarà accanto non disturbera la privacy comunque.

Paradise on Earth

"Who says, paradise is not on earth" From the onset, our vacation started with a plethora of suggestions, ideas and opinions from people ranging from the age of 5-45. Everyone had a different idea for a perfect holiday in mind. By pure accident, we checked out 'Ultimateluxuryvillarentals.com' and found an answer to our cumulative questions. Hessel and Julia were helpful, understanding and flexible to accommodate our needs from the first interaction we had with them. It felt like they were a part of the group who wanted to make our vacation a memorable one. They patiently handled all our queries, made relevant suggestions, were clear about what our villa had to offer (no hidden costs) and ensured everything was well planned before we left. On arrival, we were taken to our home away from home, Villa Baan Amandeha. We were 8 Adults, 4 children and 1 infant. The transfer was smooth and the staff was courteous and helpful. Our feeling when we entered the villa can be best described as 'surreal'. The villa, its location, the pool, the rooms and their layout, the spacious living area, massage rooms and kitchen, all seemed perfect. Villa Baan Amandeha had everything to offer. For 10 days we were looked after by the villa manager Jay and his team. He was extremely helpful and did his best to make our stay comfortable, to say the least. We had canoes that we could use, private massage rooms, good restaurants in the neighbourhood, 12 seater jacuzzi in the pool, all of which we used throughout our stay. The rooms were spacious, facilities were plenty and the vibe was enviable. Jay even arranged for us to rent a private boat and visit the nearby islands as we pleased. The hospitality made our 10 day trip come to an end in a flash and out of sheer shock, we extended our holiday by another 2 nights. All good things come to an end, they say, but for once we hoped this wouldn't. Unfortunately, it did. It was our most memorable holiday where we spent 13 days at the same destination, inside our home without ever wanting to step out. Phuket forever will be synonymous with Villa Baan Amandeha. The only one problem that we have to face is ever finding a location anywhere which will live up to this. Until then and forever, his holiday will be etched in our memory.

Perfection in Phuket

I can honestly say that our time in Phuket was even more special than we ever could have hoped or planned for. We spent a good amount of time trying to find the right place that could fit our large group of 24 people comfortably. It wasn’t until we happened upon Villa Baan Amendeha and the Beach House next door that we ever really believed it could be a possibility. Working with Julia and Steve to get the villa booked and our trip coordinated prior to arrival eased a lot of the worry we previously had during our planning process. In pictures the villa is breath taking; almost to the point of not being believable. Seeing the villa in person is almost equally unbelievable. The villa is situated in the most perfect location on the island. Ao Yon Bay is calm and beautiful. The sun rises over the hills across the bay that the villa faces. We made a habit of waking up every morning to watch the sunrise in or around the pool. It was the perfect start to the day. Speaking of the pool area, it was perfect for a group our size. There is more than enough lounge area, and the water is always clean, sparkling, and the perfect temperature. The beach just off the property is perfect for swimming as well. Because the bay is so calm it made for perfect swimming conditions pretty much every day we were there. As far as both villas go the accommodations are top notch. The houses are planned so well, and the architecture is stunning. Everything you could need for your trip is provided. There was more than enough space for our large group. The pool table and ping pong table allowed for hours of competitive fun for our group. The communal area and dining table worked great for us. The proximity to Sri Panwa and other surrounding attractions and restaurants worked great as well. As I said before, it was more than we could have asked for. What we appreciated most about our time at Baan Amendeha was the care that Jay (the concierge) and the rest of the villa staff showed us during our stay. Not only do they work extremely hard (every day) to ensure that the house is immaculate, they were extremely kind and patient as well. I have never felt more taken care of. Not enough can be said about how great a concierge Jay is. He was extremely helpful getting all of our activities planned, and even made good suggestions throughout the week that added to how special our week was. One of the most special events during our trip was the BBQ dinner that was cooked by the villa chef. The food was amazing and Jay made sure that everything we could have wanted was provided. It says a lot about a person that you enter in to a business relationship with, but when you leave you feel like friends. That is how everyone in our group felt about Jay and the rest of the staff. There are not enough thank yous to express how we feel. I would recommend staying at Villa Baan Amendeha to anyone who would like to have more than just a trip, but a complete experience in Phuket. When we go back I couldn’t imagine staying anywhere else. Thank you all!

Staying at Villa Baan Amandeha was an absolute dream

Staying at Villa Baan Amandeha was an absolute dream. The chef cooked amazing meals for us all week, the staff were fun and kept our house in order, and Jay made every wish come true. If I needed transportation it was there in 5 minutes. If we wanted massages- all it took was a phone call. Jay was always there to help with anything, and recommend great spots to visit as well. The Villa itself far exceeded my expectations (which is VERY hard to do). All the rooms are large and well equipped with everything you could need. The beds are comfortable, and the open concept living area is the perfect spot to hang out with friends as you watch the sun set on the beach outside your door. We spent a ton of time in the pool, playing ping-pong, and having drinks at the outdoor bar. The location of the villa is ideal. It is close to everything you want, but not in the middle of the chaos that is Patong. I would recommend this villa to anyone looking for a luxury stay in Phuket. It had everything I could have asked for in a villa. They had to kick me out at the end of the week!

Cancellation Policy

If you cancel your booking more than two calendar months before your arrival date then your will lose your deposit only. If you cancel your booking between 8 weeks and 4 weeks prior to arrival then you will be liable for 50% of the villa rental costs, and if cancellation is less than 4 weeks prior to arrival then you will be liable for 100% of the rental costs.

No exceptions to this policy can be made for any reason, therefore holiday insurance with a cancellation policy to cover any such rare occurrence is strongly recommended. For more information about our terms and conditions which apply to all bookings please visit our website.

Payment Terms

* Upon booking, we charge 25% of your rental price. This payment guarantees your reservation.
* The balance of the rental price, plus a fully refundable $1356 security/damages deposit is due two months before the rental start date. Bookings made less than two calendar months before the rental starts must be paid in full upon booking. You will be emailed a reminder for the remaining Balance and the date it is due to ensure payment is made in time. Payments are made by bank transfer into our bank account (details will be sent to you to make payment). Failure to make your payment on time could result in losing the booking.
* We can accept payments by bank transfer, debit card or credit card (VISA/Mastercard and AMEX are subject to 3.9% bank charge). Our standard terms and conditions are applicable to all bookings.
* Late check-in (after 8 PM will incur $60 charge to cover out of hours staff costs. )
* On departure day clients must be ready to meet our representative for an initial villa inspection at 10 AM, and must be vacated by 11 AM. The 6 hours allow our team of cleaners to fully clean and prepare the villa in between guests.
* Unless by prior agreement with ULVR, failure to leave by 11 AM will incur an extra half day rental charge. Failure to leave by 2 PM on your departure day will incur an extra full day’s rental charge.

Luxury Beach Retreat, Phuket

Baan Amandeha is a brand new private luxury beach villa, located in the centre of Ao Yon Bay, Phuket's most beautiful white sand beach. Ao Yon beach is picturesque and sheltered and is, therefore, one of the select few beaches on Phuket that offer you 365 days a year swimming. Phuket's west coast beaches are all closed for most of the period from May thru Nov, plus closed on any days with strong tides. This is especially important for families with children.

It is located on Phuket's famous Cape Panwa peninsula, which is surrounded by beautiful islands and is the gateway to the islands of southern Phuket such as Phi Phi Island and Koh Racha. Cape Panwa, on Phuket's southern coast, is where you'll find the luxury end of tourism and away from Phuket's lower-end mass-tourist offerings found on the west coast, making it perfect for both families and those seeking an exclusive, luxurious and relaxing beach holiday.

The villa is also only 10-15 minutes away from Phuket Town with all of its bars, restaurants, colourful markets and designer shops; 15 minutes from the main shopping centres of the island; 15 minutes from Phuket's famous night market; 5 minutes from Cape Panwa peninsula with it's bars, restaurants, and The Phuket Aquarium.

You could decide not to leave Ao Yon Beach as there are wonderful restaurants and bars on your doorstep, including The Brasserie on The Beach, the beach restaurant and beach club of Phuket's best restaurant and ‘institution', The Brasserie in Phuket Town, which is only a 30 second walk along the beach from the villa. They'll prepare champagne and oysters, a ‘just-caught' barbequed fish, or the island's best fillet steak tenderloin! The Beach Restaurant just one minute away also serves delicious Thai food directly on the beach – a real ‘no shoes' experience and always popular.

The villa has been designed by one of Thailand’s finest architects, Khun Navachon Suksawat. The brief we gave her was to create a luxury villa that is contemporary, spacious and light. It had to be visually stunning, but most importantly make the occupants feel special. She created the villa over two separate buildings connected by a sky bridge. This gives all occupants the maximum light and space. In fact all 10 bedrooms enjoy sea views, all have either a private terrace or balcony, and all enjoy en-suite facilities. She also designed our sister property - The Beach House at Ao Yon Bay with the same inspiration, which is located just next door and can be used when more space is required for larger groups.

To give the villa a spacious feel and to ensure it is bright, she used huge floor-to-ceiling glass windows and doors in all bedrooms and living areas to enable the beautiful views of the beach, sea and islands to flood into every area of the villa. In fact of over 50% of the villas exterior is glass to give you a feeling of being part of the wonderful surroundings.

Continuing the theme she has used high ceilings in all areas. The main living area is over 200 sqm and features a huge open-plan living, dining and kitchen with seated bar. Equipped with lounge and soft seating it will be such a wonderful place to read a magazine, or catch up with friends on Facebook.

Outside there are carefully landscaped gardens, with ornamental pots, tropical plants, palm trees, and a 200 years old tamarind tree. There is a fully-equipped professional bar with fridges, freezer, ice and wine coolers, pizza oven and large BBQ. There is an infinity edge 12m swimming pool, with sunken seating, and integral Jacuzzi. Surrounding the pool there are sun loungers plus umbrellas to give you shade, or enjoy to enjoy a pool-side massage overlooking the sea. You'll enjoy wonderful sea views from every corner of the garden, and can access the beach and sea directly from the garden.

The villa also enjoys a fully equipped spa, with a two bed massage room, plus 8-person steam room. Within the spa there is also a private outdoor two-person Jacuzzi with chromotherapy lighting system. Our massage therapists will come to the villa and you can enjoy a whole range of relaxing treatments.

Baan Amandeha Beach Retreat is a very special place, a one in a million property. It is arguably Phuket's finest property when you consider it's direct beach access and seafront location, plus it's modern contemporary design. Consider the attentive service levels you will receive, with a personal driver and mini-bus plus full-time housekeeping and it must become your favourite choice. The standard number of guests for Villa Baan Amandeha is 20 in 10 bedrooms. If required, it is possible to increase the number of guests by setting up extra beds within the existing rooms. The maximum capacity is 30 guests. To accommodate additional people we use luxury double sofa-beds with the same luxury linen, or single day beds.Baby cots are subject to availability. Please always provide us information about your guests sleeping arrangements, including how many couples, and single rooms/single bed requirements.

Beach Advice: There are only a handful of select resorts in Phuket that offer a truly private beach experience. The majority of beaches, even those in many 5* resorts, are easily accessible by droves of beach ‘touts', hordes of tourists and public water craft. The beautiful beach in front of Baan Amandeha is protected by private roads which means you won't be fighting for space with hundred's of other holiday-makers, you won't have jet ski's zooming past all day and you won't be bothered by beach ‘touts' trying to sell you their wares. It is luxurious, very beautiful and has high quality beach restaurants, massage boutique, a water sports and sailing operator plus a few luxury private properties.

Please note also, that Phuket's west coast beaches are closed for 6 months each year due to their strong riptides. Ao Yon Bay's lovely beach offers safe swimming, 365-days a year.
