Nice Villa

The villa is located about 3 miles from Lamai down a quiet lane with a few villas on it.The villa is nice, probable a few year old and maintained to a reasonable standard.The rooms are all decorated nice and the pictures probable do not do it justice.There is a cleaner that comes every morning to check the villa and is on hand if you require washing, cleaning, shopping or meals preparing.We only used this facility a few times. It probable worked out about the same as eating out but the lady that work at the villa was an excellent cook. The company in charge of the villa are always available and extremely friendly. The only bad point about the villa was the time time taken to fix things and not been fixed correctly (im an engineering manager so im probable a bit critical). The door broke and had to be left open a couple of days and the pools pump/flow switch had broken and was still broke when we left. the pool kept on becoming cloudy. We manage to keep it going but this should have been fixed. There are a couple of hotel bars around the villa but you would need a car if you want to get out and about. This is not the cheapest villa, and if are travelling with other adults i think there are better villas for your money in nicer locations on the island. How ever if you are travelling with children, want to relax, with out been around loads of people or want to be near the beach this would suit you (Also note the beach is not as nice as Lamai. It has a small reef in front of it so its a long walk to the sea when the tide goes out.) All said and done though i had great holiday and would recommend this villa to friends and family. Also i would like to thank the friendly helpful staff that run the villa. Thank you.

Beautiful villa about 20 meters from the beach

We stayed in this beautiful villa for nine days in July. Our expectation was that this is a beach front property and thus we were somewhat disappointed on arrival to find that the villa is actually one house away from the beach, This turned out not to be a problem as it provided more privacy than what we would have had were we on the beach. The beach is just about 20 meters from the gate to the villa. It is important to remember that you have to provide $500.00 in cash on arrival. This is stated in the information provided before arrival but is easy to miss. The villa is beatifull and spacious and very comfortable - the beds are in need of replacement as they are a bit lumpy and very hard especially the one in the main bedroom. The housekeeper that works for the owner is wonderful. She prepared several meals for us and also did all the grocery shopping for us. This is very convenient. The villa is situated next to a beach club that has a restaurant with moderately good food and excellent service. The 4K restaurant a few stpes further is better and there is another beach restaurant down the beach. Many restaurants on Koh Samui do not accept credit card, it is very easy to find an ATM. The beach is deserted and beautiful. It is not great for swimming but would be perfect for small kids as the water is very shallow and protected by a reef. The villa also has a driver that one can call if needed. He is very friendly but a little more expensive than a taxi. The villa is rather remote and one should budget for the extra cost of using a taxi. The other option is to either rent a car or scooter. The traffic is somewhat chaotic and a word of warning about scooter use as we rented electric bicycles and my wife was struck by a car. Remember that final payment needs to be made in cash. All in all we had a wonderful relaxing time staying in the villa.

Cancellation Policy

* If it becomes necessary to cancel all or any part of the booking, ‘The Villa’ must be notified in writing (email acceptable). The cancellation will take effect from the day the written confirmation is received. The following cancellation charges will be payable depending on when the notification of the cancellation is received in writing, as well as the period of stay in the villa:

Low, High & Prime Seasons: 30 days or more before arrival date:
All payments received are forfeited; however, the value of the payments received up to the cancellation date will be credited for a maximum period of nine (9) months from the date of the cancellation confirmation by ‘The Villa’. This credit value may be used by the client or anyone on their behalf, for any reservation providing the equivalent season or lower is applied, during any period upon availability and, exclusively for the same villa reserved initially. The credit cannot be applied to a higher rate season than originally booked.

Standard and Prime Seasons: less than 30 days prior to arrival date:
All rental payments are forfeited. Any 9 month credit stated above is only applicable should ‘The Villa’ secure another reservation that covers the initial cancelled reservation.

Xmas Season (Christmas and New Year period):
All rental payments are forfeited. Any 9 month credit stated above is only applicable should ‘The Villa’ secure another reservation that covers the initial cancelled reservation.

* The above stated cancellation charges will also apply if ‘The Villa’ is forced to cancel the booking due to non-payment of the balance.

* If the dates of the booking require changing or amending, this may be treated as a cancellation of the original booking and cancellation charges may apply.

* Any change to the original reservation is subject to an evaluation and approval by ‘The Villa’.

* Any penalty charge for early departure will be subject to negotiation with ‘The Villa’.

Insurance:
* It is a condition of the booking that the entire party is covered by comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance. ‘The Villa’ is not responsible for any and all claims, including any accidents related to the use of ‘The Villa’ facilities or locally procured third party services such as, watercraft, water sports, car, jeep or motorbike rental etc.

* ‘The Villa’ shall not be responsible for any delay, additional expense or inconvenience caused directly or indirectly by events outside the Villa’s control such as civil disturbances, fires, floods, severe weather, acts of God, acts of Government, termination of supply of electricity and water on the Samui Island or ‘The Villa’ area etc.

Payment Terms

* Payments are to be made by card through a secure payment gateway or a bank SWIFT transfer to our nominated bank account.
* Deposit: To guarantee this booking, you will be required to pay a 30% deposit.
* Final Payment: The balance of total rental amount is due a minimum of 30 days before the check-in date.

Terms & Security Deposit:
• As a form of security (and for peace of mind) for the villa owner, the Guest Manager will request on arrival a fully refundable $500 or 15,000 THB (cash only).
• Please note that any minor damage / breakages shall be charged at the end of your stay, at replacement value. If required, damages must be paid and will be requested by the General Manager and paid in full before departure.

Baan Buaa is a 3 bedroom luxury beachside villa to rent that will comfortably sleep 6 adults. There are 3 double bedrooms and a Baby Cot that can also be provided on request and subject to availability. This beach villa rental comprises a 2-storey main building and an adjacent separate guest building. It is stunningly furnished with many antiques and richly decorated to reflect Thai/Balinese architecture. Baan Buaa has been designed to reflect tropical indoor and outdoor living and offers a peaceful and luxurious setting for your tropical island holiday in Samui. The villa is only a few steps away from the white sand of Nahai Beach and offers sea and beach views from the upstairs bedrooms and balconies.

Baan Buaa has its own private pool with a large sandstone pool terrace and a pool shower. The Thai sala pavilion with its elevated platform provides lounging space in the shade close to the pool. The villa is air conditioned throughout. Indoor and outdoor ceiling fans and large sliding windows and doors maximize natural cooling.

The indoor living room complements the outdoor living space. The terrace doors can be opened to form a living area for social occasions. For entertainment options there is a large 50 inch plasma TV with DVD player & DVD movie library and a comprehensive live TV international channel package (True Visions Gold).

Living space in Baan Buaa is open plan, spacious, light-filled and comfortable. The outdoor living is adjacent to the indoor living area, the sunbathing terrace, and an open-air enclosed outdoor shower/wc area.

The indoor dining area comfortably seats eight. The terrace doors connect to an outdoor dining area and to the pool terrace. The outdoor dining area overlooks pool and sandstone terrace. Protected by its wide roof, it is open to cooling gentle breezes. A large Australian gas barbecue allows for great outdoor cooking and grilling.

The fully fitted western style teak/granite kitchen with a breakfast bar is complete with all modern equipment and appliances. There is also an adjacent laundry room equipped with a washing machine and dryer.
